-202— <br />Funding Source: <br />The Developer is responsible for all costs associated with processing the land use <br />application and the development. <br />Staff Recommendation: <br />The Planning Commission conducted a public hearing on August 2, 2007, and <br />recommended approval of the zoning amendment. The majority of the discussion was <br />focused on the future raised medians and the impact on surrounding businesses and <br />industrial uses. <br />In general, the City Council has expressed that B -1 Business uses are appropriate at this <br />location, depending on the . specific project. Therefore, staff recommends approval of the <br />zoning amendment from E -1 Employment to B -1 Business, contingent upon development <br />in accordance with an approved site plan and installation of right- in/right -out only <br />configurations at both access points. <br />Council Action: <br />Motion to adopt Findings of Fact relating to a request from the applicant to rezone the <br />property described as Lot 1, Block 1, Gateway North Industrial Park No.3 (Outlot A and <br />Lot 1, Block 1, Sunfish Lake Development) from E -1 Employment to B -1 Business; <br />-and- <br />Motion to introduce an ordinance to rezone Lot 1, Block 1, Gateway North Industrial <br />Park No. 3 (or upon recording, Outlot A and Lot 1, Block 1, Sunfish Lake Development) <br />from E -1 Employment to B -1 Business, contingent upon Met Council approval of the <br />land use change and developing the property in accordance with an approved site plan, <br />-or- <br />Motion to recommend denial of the rezoning, based on the findings of fact. <br />Review Checklist: <br />Community Development Dir-ctor <br />City Engineer <br />City Administrator <br />CC: 10.9.07 <br />
