g. Installation of landscaping materials in accordance with the Landscape Plan prepared by Lampert Architects, dated August 20, 2007, revised September 21, 2007, and h. Irrigation metering and backflow devices shall be approved as part of the Utility Plan, and installed accordingly. i. Irrigation rain sensors shall be installed and appropriately placed throughout the development. ( "Required Improvements) ". 5. FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items on the Site shall be as directed by the City's Fire Chief. 6. LIGHTING. Lighting shall be installed on the site in accordance with City Code. 7 BUILDING FACADE. The Permittee agrees to construct all building faces of the same material and general design as indicated on the Building Elevations, revised REQUIREMENTS FOR BUILDING PERMIT. No building permit for the Site will be issued until the Permittee has: a) signed and returned this Development Permit; b) the City has received the required financial surety, inspection fees, and other development fees and c) an easement document has been submitted for the trail easement and for the shared access easement; and d) the plat for SUNFISH LAKE DEVELOPMENT has been released by the City for recording. No Certificate of Occupancy for the structure will be issued until the Required Improvements, or a financial surety for same, are accepted by the City. 9. IMPROVEMENT CONSTRUCTION SCH P,DULE. The Required Improvements shall be completed before November 1, 2008. 10. RECOGNITION OF LOCATION. The Permittee herein agrees to recognize Ramsey as the City of location on all forms of advertising and business correspondence whenever reasonably prudent to do so. 11. FINANCIAL SURETY. In order to ensure the installation of the Required Improvements in accordance with City specifications and in a timely manner, the Permittee shall be required to deposit with the City a cash escrow or letter of credit, approved as to form by the City, in the amount of One hundred, forty -eight thousand, two hundred dollars and no cents ($148,200) which is 125% of the. City's estimated cost of the Improvements. Prior to the issuance of the building permit, all financial guarantees must be provided as required herein. Upon completion of the construction of the Required Improvements, the financial guarantee shall be returned to the Permittee and the Permittee shall be required to provide the landscaping maintenance guarantee described in Item #12 of this Development Permit.
