Case #5: <br /> <br />Proposed Ordinance Amending Permitted and Accessory Uses in the Industrial <br />and Business Warehouse Districts <br /> <br />Zoning Administrator Frolik stated that the reason for the proposed ordinance is that there is a lot <br />of cross-over of Industrial, Business Warehouse and B-3 uses in multi-tenant buildings in the <br />Industrial Business Warehouse district. Staff is proposing an ordinance to allow cross-over uses for <br />selected types of businesses that do not have outside storage or overnight parking. <br /> <br />Chairperson Bawden asked if these situations could be handled administratively. <br /> <br />Zoning Administrator Frolik responded that some of the businesses require city and/or state business <br />licenses that require verification of proper zoning on the business location. <br /> <br />Chairperson Bawden requested that the Commission subcommittee reviewing Chapter 9 also review <br />this ordinance to make sure it is consistent with other code provisions. <br /> <br />Commissioner LaDue asked if cross-over uses are becoming a trend. <br /> <br />Zoning Administrator Frolik answered the multi-tenant buildings are intended to provide space for <br />incubator businesses and help them grow. <br /> <br />She stated that the public hearing notice for this ordinance was advertised, but was inadvertently left <br />off the agenda cover sheet. <br /> <br />Motion by Commissioner Holland and seconded by Commissioner Terry to recess the regular meeting <br />at 8:22 p.m. to hold a public hearing on the proposed ordinance. <br /> <br />Motion carded. Voting Yes: Chairperson Bawden; Commissioners Holland, Terry, Deemer, Jensen, <br />LaDue, Thorud. <br /> <br />Chairperson Bawden reconvened the regular meeting at 8:24 p.m. <br /> <br />Motion by Commissioner Deemer and seconded by Commissioner Holland to recommend that the <br />City Council amend Chapter 9 of the Zoning Code to reflect the changes of this ordinance. <br /> <br />Discussion: Chairperson Bawden questioned listing specific types of businesses in case something <br />is forgotten that should be included. Zoning Administrator Frolik stated that the appropriate uses <br />from all three zoning districts were selected. <br /> <br />Motion carried. Voting Yes: Chairperson Bawden; Commissioners Deemer, Holland, Jensen, <br />LaDue, Terry and Thorud.
