Voting No: None. <br /> <br />Further Discussion: Commissioner Jensen asked how waste will be stored, how the exterior of the <br />building will be finished and information on landscaping. Mr. Pelletier responded that waste will <br />either be kept inside or put into an entirely enclosed dumpster. The exterior of the building is smooth <br />and rock face block. He stated that he is open to adding landscaping as directed by the City. <br /> <br />Motion carried. Voting No: None. <br /> <br />Case #4: Request for Sketch Plan Approval of Nordvik Addition, Case of Donald Nordvik <br /> <br />Zoning Administrator Frolik stated that Mr. Nordvik is proposing to split Lot 2, Block 2 on Highway <br />10 into two equal lots. The minimum lot size required is one acre. With the lot division, each lot will <br />be approximately 4,000 square feet short of the lot size requirement, or about 1 percent deviation. <br />The reason for the one-acre lot size requirement is to ensure adequate room for a septic system. The <br />east half is occupied by a manufacturing warehouse facility, and he is proposing to put a similar <br />facility on the new lot. Staff is recommending approval of the lot split with a slight deviation to the <br />minimum lot size requirement. A site plan will be presented at the July Planning Commission <br />meeting. <br /> <br />Commissioner Deemer asked if the new building will have the same setback as the existing one. <br /> <br />Mr. Nordvik answered, that the new building will line up with the existing building. The appearance <br />of the new building will be similar to the existing one but with a different color. <br /> <br />Ms. Frolik added that the exterior of the existing building is a combination of ribbed metal panel and <br />brick. <br /> <br />Commissioner Deemer stated that his concern with the setback is in reference to future extension of <br />CSAH #116. He noted that if County Road 116 is extended west, 147th Street may become part of <br />County Road 116, and the buildings would be in the way of the road. <br /> <br />Motion by Commissioner Holland and seconded by Commissioner Jensen to approve the subdivision <br />sketch plan for the Nordvik Addition, subject to a staff review of the issues discussed above. <br /> <br />Motion carried. Voting Yes: Chairperson Bawden; Commissioners Holland, Jensen, Deemer, <br />LaDue, Terry and Thorud.
