Zoning Administrator Frollk stated that access to each of the lots will be explained in the site plan. <br /> <br />City Engineer Jankowski stated that road right-of-way has been dedicated to the County on County <br />Road 56. <br /> <br />Commissioner Deemer noted that there are two pre-existing accesses on Lot 4 that should be <br />removed. <br /> <br />Motion by Commissioner Deemer and seconded by Commissioner Holland to approve the sketch plan <br />of A.E.C. Energy Park Third Addition, case of Anoka Electric Cooperative, based on the above <br />discussion. <br /> <br />Motion carried. Voting Yes: Chairperson Bawden; Commissioners Deemer, Holland, Jensen, <br />LaDue, Terry and Thorud. Voting No: None. <br /> <br />Case #3: Request for Site Plan Approval; Case of Dakota Development <br /> <br />Zoning Administrator Frolik stated that Dakota Development has requested a site plan review for a <br />46,028 square foot multi-tenant office, manufacturing and warehouse building in the A.E.C. Energy <br />Park 3rd addition. Access is proposed at Sunwood Drive and County Road #56. The City Engineer <br />has recommended elimination of the proposed access off County Road 56. Instead, he has <br />recommended that Jasper Street be extended in conjunction with this development and that an alley <br />extension between the lots be provided as an alternate truck route to access loading docks of all four <br />lots. <br /> <br />Chairperson Bawden asked the desired stacking of traffic on Sunwood Drive. <br /> <br />City Engineer Jankowski stated that the access should be 100 feet back from the intersection of <br />Sunwood Drive and County Road 56. He believes the secondary access off Sunwood Drive is <br />acceptable to provide a direct route south for trucks. <br /> <br />Commissioner Deemer stated that the alley extension should connect to Jasper, not 143rd because <br />it would not be aligned with the intersection of Limonite St. <br /> <br />Mr. Jerry Pelletier, Dakota Development, stated that he has not looked at an alley access. If it would <br />work, he would have no problem with it. He would like to have a second access off Sunwood Drive <br />for traffic control. <br /> <br />Motion by Commissioner Deemer and seconded by Commissioner LaDue to recommend the City <br />Council approve the proposed site plan for Dakota Development contingent upon compliance with <br />the A.E.C. Energy Park covenants; and based on the above discussion. <br /> <br />Discussion: Commissioner Thorud agreed with an alley extension to Jasper Street. <br /> <br />Planning Commission/June 3, 1997 <br /> Page 3 of 6 <br /> <br /> <br />
