Motion by Commissioner Deemer, seconded by Commissioner Terry, to recommend that the City
Council approve the revised site plan proposal for the Burger King facility contingent upon
compliance with the City Staff review letter dated August 1, 1997, and resolution of the access issues
with Anoka County and Mn/DOT.

Motion carded. Voting yes: Chairperson Bawden; Commissioners Deemer, Terry, Jensen, LaDue.
Voting no: None. Absent: Commissioners Holland and Thorud.

Case #2

Request for Site Plan Approval; Case of Sharp and Associates

Zoning Administrator Frolik stated that an application has been received from Sharp and Associates
to construct a 14,300 square foot office and manufacturing facility on Lot 1, Block 1, Business Park
95 4th Addition. It is anticipated that the facility will be leased to Spectrum Fixtures with an option
to buy. One access is proposed from McKinley Street. When Radium Street is constructed north
from McKinley, it will be the west boundary of this site, and a second access would be possible. The
site plan is in compliance with City Code as it relates to zoning, lot coverage, setbacks, design and
number of off-street parking areas and driveways, loading berths, and architectural standards. As part
of Business Park 95, the site plan is subject to Business Park 95 covenants and review by the
Architectural Board which will meet August 6, 1997.

Commissioner Deemer stated that the lighting must comply with City Code requirements.

Mr. Dennis Sharp, Sharp and Associates stated that the box type lighting units will be used for this
site. In response to two questions in staffs letter dated August 1, 1997, he stated that the company
has 13 employees and is planning 25 parking spaces; and trash dumpsters are kept inside.

Motion by Commissioner Deemer, seconded by Commissioner Terry to recommend that the City
Council approve the proposed site plan for Sharp and Associates contingent upon compliance with
City StaffReview Letter dated August 1, 1997, and the Business Park 95 covenants as reviewed by
the Architectural Review Board.

Motion carried. The site plan is in compliance with City Code as it relates to zoning, lot
coverage, setbacks, design and number of off-street parking areas and driveways, loading berths and
architectural standards.
