Zoning Administrator Frolik responded that Outlot A will probably be developed in conjunction with <br />development of the property to the south. She noted the recommended cash dedication by the Park <br />Commission. A trail is also to be constructed along Highway 47. <br /> <br />Commissioner Jensen asked if the trail will be narrowed. <br /> <br />City Engineer Jankowski stated that staff is recommending the path be straightened. The right-of- <br />way will be narrower, but the path will be the same width as that to the south. <br /> <br />Motion by Commissioner Deemer, seconded by Commissioner Holland to approve the sketch plan <br />of the Rademacher Addition for Rademacher Companies, Inc. <br /> <br />Motion Carried. Voting Yes: Chairperson Bawden, Commissioners Deemer, Holland, Jensen, <br />LaDue, and Thorud. Voting No: None. Absent: Commissioner Terry. <br /> <br />Case #7: <br /> <br />Request for Sketch Plan Review of Deal Commercial Center; Case of Jim <br />Deal <br /> <br />Zoning Administrator Frolik stated that the applicant is requesting a minor subdivision to replat Lot <br />1 of Deal Industrial Park and property to the west in order to enlarge Lot 1 and create two additional <br />one-half acre commercial lots. The proposal meets Code requirements for lot depth, width and area. <br />Staff is recommending approval. <br /> <br />City Engineer Jankowski stated that the City is anticipating that sewer and water will be extended to <br />the western boundary of the site along the railroad tracks and recommended the dedication of <br />necessary easements to service both lots. He noted that there is an existing drainage pond on the <br />property but no drainage easement. He recommended dedicating an easement over the pond. He <br />also noted that the extended utility is not included on the grading plan or utility plan. <br /> <br />Mr. Deal's surveyor, Charles Christopherson of Hakanson Anderson Associates, stated that the pond <br />will be relocated to the northwest comer of the property. The plans will be changed to reflect the <br />extended utilities with easements. <br /> <br />Commissioner Deemer asked if there are common access easements across the front of the property. <br /> <br />Zoning Administrator Frolik stated that there will be a private easement that will not show on the <br />plat. <br /> <br />Motion by Commissioner Holland, seconded by Commissioner Deemer to recommend that the City <br />Council approve the site plan for Deal Commercial Center and grant final plat approval. <br /> <br />Motion Carried.
