He indicated the site is zoned Industrial which is <br />appropriate for the intended use. <br /> <br />The City Engineer said the proposed development meets City Code requirements for lot coverage, <br />setbacks, and design of off-street parking spaces and maneuvering areas. He indicated 22 parking <br />spaces have been proposed, but noted the number of employees is yet unknown. <br /> <br />The City Engineer stated the exterior finish on the walls will be a combination of rock face and <br />corduroy concrete block. He said there will be a 20-foot wide landscaped area along Unity Street, <br />in accordance with City Code. He stated Code requires loading berths to be placed on rear walls of <br />buildings and indicated they are proposed to be located on the rear or east wall and the easternmost <br />part of the south wall. He indicated the proposed site plan is also subject to a review by the Business <br />Park 95 Architectural Review Board. <br /> <br />The City Engineer stated the drainage from the entire site is drained from north to south. He <br />indicated runoff is picked up at the south curbline of the parking lot by two catch basins, which run <br />westward across Unity Street into a regional pond. He stated the grading plan calls for filling a small <br />depression which accepts drainage from the lot to the south and said provisions must be made to <br />adequately accommodate drainage from the lot to the south. He suggested a flared end inlet could <br />be added to the eastern catch basin to accept the drainage. Additionally, the western catch basin may <br />need to accommodate an existing inlet pipe from the property to the south. He said the pipe size <br />between the east and west catch basins will need to be increased to accommodate the additional flow. <br /> <br />The City Engineer noted that plans suggest 24-inch HDPE storm pipe exists to transport the <br />stormwater across Unity Street. He advised it does not exist, however, needs to be installed to <br />accommodate the drainage plan. <br /> <br />Motion by Commissioner Holland, seconded by Commissioner Deemer, that the City Council approve <br />the proposed site plan for Able Property Management and Northstar Die Casting contingent upon <br />compliance with the City Staff Review Letter dated November 26, 1997. <br /> <br />Motion Carried. Voting Yes: Chairperson Bawden, Commissioners Holland, Deemer, Jensen, <br />LaDue, Terry, and Thorud. Voting No: None.
