We offer the following comments:

General: The site plan is proposing a 50,406 square-foot manufacturing facility on the
property located at the northeast comer of Bunker Lake Boulevard (County Road 116) and
Azurite Street. The site plan also outlines the proposal for a future addition of 30,008 square
feet, which would require separate site plan approval prior to the expansion.

Zoning: The site is zoned E-l Employment District. Offices, warehouses, and manufacturing
facilities are permitted activities within this district. The intended use of the manufacturing
facility ~s for the manufacturing of plastic gift cards and associated graphics.

Setbacks: The E-l Employment District requires front, side, and rear building setbacks of 35
feet, 20 feet, and 35 feet, respectively. Parking lots and paving must be 20 feet from the street --
right-of-way. The proposed building meets all required setbacks. The parking lot also meets
required setbacks. It has been expressed that a 60 foot setback is required per the Building
Code. Therefore, the building is at least 60 feet from all property lines.

Lot Coverage: The proposed building will cover 25% of the total area of-the site, with a
total coverage of 40 percent, including the ,future expansion. This conforms to the maximum
lot coverage of 45 percent for this district.

Access: The site proposes two accesses from Azurite Street, which is a City road. These
accesses are located approximately 310 feet and 480 feet from the comer of Bunker Lake
Blvd (County Road -116) and AZurite Street. The existing curb on Azurite Street will be
removed and replaced with the specified concrete valley gutter detail shown on sheet 6.
Engineering has concerns about the future access to Lot 1 being that it will be restricted from
Bunker Lake Boulevard. There exists the potential for 3 or more access points within 500' of
the intersection, so we are requesting a site plan nlOdification to incorporate a shared access
along the common lot line through a single curb cut. Turning radii should be determined for

61
