Plan, and Building Elevation Plan <br />prepared by Lampert Architects dated September 27, 2007 and civil engineering plans <br />prepared by Hakanson Anderson, dated October 1, 2007. We offer the following comments: <br />General: The site plan is proposing a 50,406 square-foot manufacturing facility on the <br />property located at the northeast corner of Bunker Lake Boulevard (County Road 116) and <br />Azurite Street. The site plan also outlines the proposal for a future addition of 30,008 square <br />feet, which would require separate site plan approval prior to the expansion. <br />Zoning: The site is zoned E-1 Employment District. Offices, warehouses, and manufacturing <br />facilities are permitted activities within. this district. The intended use of the manufacturing <br />facility is for the manufacturing of plastic gift cards and associated graphics. <br />Setbacks: The E-1 Employment District requires front, side, and rear building setbacks of 35 <br />feet, 20 feet, and 35 feet, respectively. Parking lots and paving must be 20 feet from the street <br />right-of--way. The proposed building meets all required setbacks. The paxking lot also meets <br />required setbacks. It has been expressed that a 60 foot setback is required per the Building <br />Code. Therefore, the building is at least 60 feet from all property lines. <br />.Lot Coverage: The proposed building will cover 25% of the total area of the site, with a <br />total coverage of 40 percent, including the future expansion. This conforms to the maximum <br />lot coverage of 45 percent for this district. <br />Access: The site proposes two accesses from Azurite Street, which is a City road. These <br />accesses are located approximately 310 feet and 480 feet from the corner of Bunker Lake <br />Blvd (County Road 116) and Azurite Street. The existing curb on Azurite Street will be <br />removed and replaced with the specified concrete valley gutter detail shown on sheet 6. <br />Engineering has concerns about the future access to Lot 1 being that it will be restricted from <br />Bunker Lake Boulevard. There exists the potential for 3 or more access points within 500' of <br />the intersection, so we are requesting a site plan modification to incorporate a shared access <br />along the common lot line through a single curb cut.
