Councilmember Jeffrey stated that this property has been before .the City Council many times <br />and he is concerned. about possible commercial expansion and noted that if left as is, something <br />like a Jiffy Lube could go in that would have evening hours. <br />Councilmember Olson asked if the plans had been scaled down from the previous, proposal. <br />Mr. Murphy stated that the plans had been revised and are now for twin homes, not town homes. <br />He stated that twin homes .are a step between town homes and single family homes and stated <br />that they revised the plans to try to find something that would be more. acceptable to the <br />neighbors. He stated that the units are approximately 1,200 sq. ii. on the main level with an <br />additiona1800 sq. ft. of upstairs basement area. <br />Couneilmember Elvig noted that the neighbors hay e expressed concern that this development <br />would diminish their land values. He stated th~~t the llon~es ~~~i]1 sellfor appro~imatel~~ $250,000 <br />. to $300,000 and he does not see that as an argumcn~ for diminishing laa~d ~ ahie. I le stated that <br />he understands building single family homes is not financially feasibly for. tlie~ developer, <br />however, he is torn between what is the best use of the land and he is unsure if putting in a <br />commercial development in this area, is a smart idea. <br />Councilmember Strommen asked what resti~iciions ~°,-Quid be placed on a commercial property. <br />.since this land was located in the Mississippi 1:1~ er Overlay District. <br />Associate Planner Geisler stated that there is a unlit of 30°~~ fof impervious surfaces, which. <br />would include the building and paved areas: <br />Councilmember Stromuien stated That the submitt~cdplan calls for 35% impervious surfaces and <br />asked about the storm water nlana~~~ment on the site. <br />1 <br />Mr. Murphy. stated that the nlpcr~~ious surface needed to change to 35% because the City <br />Council had aske~J~ him to set the units back further on the property, but he believes some of the. <br />run off could be halidled on the site. <br />City. l/ngin~er Jankowski stated that the gi_~ding plans had been changed to add rain gardens <br />bete°cen the units and that they were expected to handle 25 year storm water levels before it <br />«~oulddischarge into the street. <br />A group of residents asked to ~be at~le to speak to the City Council. <br />Mayor Games staled that the Ciiy Council has gotten feedback during the public hearing process, <br />but noted if residents had i~e~~- information, they were welcome to share it briefly. <br />Steve Blakemore, 1369 Dolomite Street NW, stated that he would like to~ present a petition with . <br />66 signatures of people in the area that oppose the proposed use for town homes.
