Ron Hunt, 17455 Nowthen Boulevard N.W., asked who would be responsible for the tree removal. Ms. <br />Frolik explained that she is waiting for a more detailed letter from Anoka County. Commissioner Deemer <br />stated that Anoka County should remove the trees from their right-of-way, and not the landowner. <br /> <br />Harold and Ron Hunt verbally agreed to grant the additional 27 feet of right-of-way. <br /> <br />Motion by Commissioner Deemer and seconded by Commissioner LaDue to accept the sketch plan for <br />the Florence Hunt minor subdivision contingent upon compliance with City Staff'Review Letter dated <br />July 31, 1996. <br /> <br />Motion carded. Voting Yes: Chairperson Bawden, Commissioners Deemer, LaDue, Jensen, Terry, and <br />Thorud. Voting No: None. Absent: Commissioner Holland. <br /> <br />Case #6: Request for Sketch Plan Review of Alpaca Estates; Case of Haakon James <br /> <br />Zoning Administrator Sylvia Frolik explained that the property is located west of Alpaca Estates on the <br />south side of Highway #10. She explained that Mr. James is proposing to plat 35 acres into 11 <br />commercial lots and one outlot. All of the lots exceed the minimum area and dimension requkements for <br />the B-3 Highway Business District. She explained that it is anticipated that park dedication will consist <br />of a cash payment. <br /> <br />Commissioner Deemer asked if the applicant has any problem constructing Llama Street from Riverdale <br />Drive to Highway #10. Haakon James, 7807 - 142nd Avenue N.W., stated that was not a problem as it <br />is part of their plan. <br /> <br />Motion by Commissioner Deemer and seconded by Commissioner LaDue to approve the sketch plan <br />contingent upon compliance with the City StaffReview letter and the recommendations of Mn/DOT. <br /> <br />Motion carried.
