Commissioner Deemer pointed out the high water table in that area, and that City services were not <br />available at this time. <br /> <br />Commissioner Jensen asked about the metal siding. Mr. Dolphin explained that they recently changed <br />that exterior finish from wood, as the wood appearance did not last. Commissioner Thorud explained <br />that he preferred the metal siding. <br /> <br />Motion by Commissioner LaDue and seconded by Commissioner Holland to recommend that City <br />Council grant site plan approval to the site plan proposal for the Burger King facility contingent upon <br />compliance with the City Staff review letter dated August 27, 1996, and the condition that the <br />applicant can meet the 80 foot setback from the center of the right-of-way for Ramsey Boulevard. <br /> <br />Further Discussion: Mr. Dolphin clarified that the metal siding was acceptable. <br /> <br />Motion carried. Voting Yes: Chairperson Bawden, Commissioners LaDue, Holland, Deemer, <br />Jensen, Terry, and Thorud. Voting No: None. Absent: None. <br /> <br />Case #7: <br /> <br />Request for a Conditional Use Permit for an Off-Site Advertising Sign; Case of <br />Holm's Super Bowl, Inc. <br /> <br />Tim Holm of Holm's Super Bowl, Inc. explained that he has renovated the building since taking <br />ownership. He explained that Holm's Super Bowl, Inc. is in a nice area of Ramsey, and he is working <br />to upgrade the business image. Mr. Holm explained that Holm's Super Bowl, Inc. needed high <br />exposure to attract new customers. <br /> <br />Commissioner Jensen pointed out the location of current signs, including the one located on Riverdale <br />Drive. <br /> <br />Zoning Administrator Frolik explained that the bowling alley is located on Lot 1. She stated that City <br />Staff appreciated the efforts that the applicant has put into the property. Ms. Frolik explained that <br />the Dubats property has an 84 foot sign and a 24 foot sign, and City Code allows one freestanding <br />sign not to exceed 100 square feet on each commercial parcel. Ms. Frolik pointed out that the <br />proposed sign would be a third sign on this parcel, totaling 180 square feet. Ms. Frolik cautioned the <br />Planning Commission that this would be a precedent setting decision. <br /> <br />Chairperson Bawden asked what the other signs were advertising. Ms. Frolik stated that the other <br />two signs were advertisements for the Dubats Building and the occupants of the building. <br /> <br />Commissioner Holland questioned ifHolm's Super Bowl, Inc. could be incorporated into the existing <br />Dubat's signs.
