Absent: Commissioner Terry. <br /> <br />COMMISSION BUSINESS <br /> <br />Case #1: <br /> <br />Request for Sketch Plan Approval of Harmony Farm; a Minor Subdivision; <br />Case of Gerald Bauer <br /> <br />Zoning Administrator Sylvia Frolik explained the applicant, Gerald Bauer, is requesting sketch plan <br />approval to plat 40 acres in the rural transition area into four lots; one existing homestead and three <br />new single family residential lots. The property is located in the northeast quadrant of the intersection <br />of 167th and C.S.A.H. #5. <br /> <br />Ms. Frolik advised the four lot minor subdivision on 40 acres is in conformance with the 4 in 40 <br />density zoning, and area and dimension requirements in the R-1 Rural Residential District. Outlot <br />A will be dedicated to the City for future use as a public street to access Outlot B if and when the <br />property resubdivides. Outlots B and C will be held for future development when sewer and water <br />is available or when the 4 in 40 density zoning is abolished. Ms. Frolik advised that staff believes it <br />may be more desirable to plat only a single outlot parcel which would promote easier division in the <br />future. She reviewed the access points for each lot and stated staff recommends the future street for <br />Outlot A match up with Coquina Street on the south side of 167th Avenue, which may require the <br />reconfiguration of Lot 1 to meet the 200 foot lot width requirement. Once Outlot A is developed, <br />access will convert to 167th Avenue. Lot 3 should align with Dolomite Street until it becomes <br />feasible for this lot to access an interior street after future subdivision. Ms. Frolik noted the requested <br />information that the home and accessory building on Outlot A be identified on the plat to assure <br /> <br />Planning Commission/October 1, 1996 <br /> Page 2 of 9 <br /> <br /> <br />
