Also, the plat is required to meet the future resubdivision plan to assure the <br />building pads will not cause future conflicts. <br /> <br />Mr. Gerald Bauer, applicant, stated he agrees with all of Staff's suggestions but noted that when <br />Outlot A is realigned with the street on the south, some latitude in the 2.5 acre minimum lot size for <br />Lot 1 may be required. <br /> <br />Mr. Jankowski advised that he would prefer a reduced size on Lot 1 below 2.5 acres rather than the <br />cross streets that don't line up. <br /> <br />Motion by Commissioner Holland and seconded by Commissioner LaDue to approve the sketch plan <br />for Harmony Farm, a minor subdivision, contingent upon compliance with City Staff Review Letter <br />dated September 26, 1996, and recommend City Council final plat approval of same. <br /> <br />Further Discussion: Commissioner Thorud asked if Lots 1 and 2 will access through Outlot A and <br />inquired regarding the driving surface. Mr. Bauer advised it will be a common driveway within the <br />right-of-way. <br /> <br />Mr. Jankowski suggested giving easements over Outlot A to both lots. Or, Outlot A could be split <br />into two sections (Outlot A and B) to facilitate separate driveways for Lots 1 and 2 with a common <br />access point onto 167th Avenue. <br /> <br />Motion carried. Voting Yes: Chairperson Bawden, Commissioners Holland, LaDue, Deemer, <br />Jensen, and Thorud. Voting No: None. Absent: Commissioner Terry. <br /> <br />Case #2: <br /> <br />Request for Sketch Plan Approval of Ferrum Second Addition; Case of City of <br />Ramsey <br /> <br />Zoning Administrator Sylvia Frolik explained that the City of Ramsey is in the process of replatting <br />Outlot A in Ferrum Addition into a buildable commercial lot. She noted the lot will receive public <br />access from McKinley Street NW, meets the one acre minimum area, and 200 foot lot width <br />requirements. She added the City Engineer recommends, since plans have been completed for the <br />alignment of Azurite Street along the west side of this plat, that this alignment be dedicated on the <br />final plat. <br /> <br />Commissioner Deemer suggested that the City consider paving the remainder of Azurite Street north <br />to 141 st Avenue with TIF funds. Mr. Jankowski explained that along with blacktopping Azurite <br />Street, sewer, water, curb, and gutter would also need to be considered. <br /> <br />Chairperson Bawden suggest this issue be left to the City Council to decide. <br /> <br />Motion by Commissioner LaDue and seconded by Commissioner Holland to recommend that City <br />Council grant sketch plan approval to Ferrum Second Addition. <br /> <br />Planning Commission/October 1, 1996 <br /> Page 3 of 9 <br /> <br /> <br />
