Two of the lots will accommodate the existing homesteads of his father
and grandmother and the third lot will provide a location for Kelsey's new home. All 3 of
the lots meet the 1 acre minimum lot size. Lots 1 and 3 meet the 200 foot of frontage on a
public road requirement; Lot 3 does not. In lieu of the fact that the platting of this property
will eliminate a situation of a landlocked parcel in the middle of the 40 acres, Staff is
recommending approval of the plat with a variance to the lot frontage on Lot 2. A
subdivision plan has been submitted that verifies that there is a workable plan to
resubdivide the property to its ultimate urban density based on the location of the two
existing homesteads and the new homestead.
