Voting No: None. <br /> <br />COUNCIL BUSINESS <br /> <br />Case #1: <br /> <br />Request for Final Plat Approval of Fox Knoll 2nd Addition; Case of <br />Residential Development Inc. <br /> <br />Zoning Administrator Frolik stated that Rick Murray of Residential Development Inc. is requesting <br />final plat approval of Fox Knoll 2nd Addition. The property is 25 acres located in the southeast <br />comer of the intersection of Sunfish Lake Boulevard and 153rd Avenue. The plat is proposed to <br />be developed into 46 single family urban residential lots which all meet minimum area requirement. <br />Anoka County has approved the access onto Sunfish Lake Boulevard. With regard to the existing <br />homestead, due to past experience, staff put the developer on notice that it may have to be <br />upgraded. It's a life trust but the developer will at least have to pave the driveway. With regard to <br />the pedestrian trails, it was anticipated that at some future point, there may be a need for an On- <br />Road B trail along Sodium Street to 153rd Avenue. The developer is being required to provide <br />curb cuts at 152nd and 151st and an easement from the northerly terminus of Sodium Street to <br />153rd. The developer will also be required to continue the pedestrian trails along Sunfish Lake <br />Boulevard and 153rd Avenue. Ms. Frolik noted that the staff review letter talks about the <br />transportation impact fee. <br /> <br />Motion by Councilmember Peterson and seconded by Councilmember Beahen to adopt Resolution <br />#96-03-048 granting final plat approval to Fox Knoll 2nd Addition. <br /> <br />Motion carried. Voting Yes: Mayor Hardin, Councilmembers Peterson, Beahen, Beyer and <br />Zimmerman. Voting No: None. <br /> <br />Case #2: <br /> <br />Request for Site Plan approval of Landmark Community Bank; Case <br />of KKE Architects <br /> <br />Zoning Administrator Frolik stated that the request for site plan approval of Landmark Community <br />Bank was on the February 27 meeting. City Council, by a 2/2 vote, failed to pass the site plan <br />approval. Concerns expressed were possible future bus parking. The City Administrator has <br />included a memorandum showing that even the Children's Museum does not have bus parking. <br />There is also a memo included from KKE showing that the restricted occupancy of the Old School <br /> <br />City Council/March 12, 1996 <br /> Page 4 of 21 <br /> <br /> <br />
