PUBLIC HEARING - CONTINUATION <br />PLANNING COMMISSION <br /> CITY OF RAMSEY <br /> ANOKA COUNTY <br /> STATE OF MINNESOTA <br /> <br />The Ramsey Planning Commission conducted a continuation of a public hearing on Tuesday, July <br />5, 1994 at the Ramsey Municipal Center, 15153 Nowthen Boulevard N.W., Ramsey, Minnesota <br />to hear input regarding a request for revised preliminary plat approval of Chestnut Hill; case of <br />Good Value Homes. <br /> <br />Members Present: <br /> <br />Chairperson David Bawden <br />Commissioner Ben Deemer <br />Commissioner Paul Holland <br />Commissioner Charles LaDue <br />Commissioner Michael Terry <br />Commissioner Bradley Thomd <br /> <br />Members Absent: Commissioner Terry Hendriksen <br /> <br />Also Present: <br /> <br />Zoning Administrator Sylvia Frolik <br /> <br />CALL TO ORDER <br /> <br />Chairperson Bawden called the public hearing to order at 7:32 p.m. <br /> <br />PRESENTATION <br /> <br />Zoning Administrator Frolik stated that a public hearing was conducted on June 6, 1994 in order <br />that 145th Lane be constructed as a cul-de-sac due to the fact that it could not extend through the <br />wetland as originally proposed. She further explained that the public hearing was tabled to review <br />the option of realigning 145th Lane, in coordination with Mr. Ben Deemer's three lots, and <br />extending 145th Lane to connect with the future Sunwood Drive. Ms. Frolik advised that with the <br />most recent proposal the City desires a park connection from Hunters Hill Park to Sunwood Drive <br />east of the wetland in Chestnut Hill 5th Addition. She noted that the revision to the street <br />alignment for 145th Lane, along with providing the park connection, allows for the creation of two <br />lots on the Deemer property however rendering one remnant piece of property substandard in size. <br />Ms. Frolik also stated that the alignment of 145th Lane, Sunwood Drive and the extension of <br />Tungsten to Sunwood Drive creates a 3-acre trapezoidal parcel north of this final phase of Chestnut <br />Hill, and the developer should provide a reasonable future subdivision plan for this area. <br /> <br />John Peterson, Good Value Homes, advised that the three lots in question, north of the wetland, <br />are a combination of Mr. Deemer's property and Good Value Homes' property. He added that it <br />would be a major loss to lose one whole lot for the park trail and suggested extending a walkway <br />north to the area being served. He explained that a walkway would take area out of each backyard <br />as opposed to losing one lot. Mr. Peterson noted that the lots created with this configuration are <br />slightly less desirable than cul-de-sac lots. <br /> <br />CITIZEN INPUT <br /> <br />Ben Deemer, 14501 Sunfish Lake Boulevard N.W. - specified that he opposes access to Hunters <br />Hill Park on his property, adding that this gives access on four sides of his property.
