<br />Board Member Nixt introduced the following resolution and moved for its adoption: <br /> <br />RESOLUTION #09-01-001 <br /> <br />A RESOLUTION ADOPTING FINDINGS OF FACT #0839 RELATING TO A <br />REQUEST FOR A VARIANCE FROM LOT SIZE REQUIREMENTS IN THE R-l <br />RESIDENTIAL DISTRICT <br /> <br />WHEREAS, the City of Ramsey, hereinafter referred to as "Applicant", ~as properly <br />applied for a Board of Adjustment variance to the minimum lot size requirement (the <br />"Variance") established in Section 9 .20.11 (R -1 Residential District) of the Ramsey City Code on <br />the property generally located at 16651 Quicksilver Street NW, and legally described as follows: <br /> <br />Lots 1 & 2, Block 1, Rabbit Run, Anoka County, Minnesota <br /> <br />(the "Subject Property") <br /> <br />NOW THEREFORE, BE IT RESOLVED BY THE BOARD OF ADJUSTMENT <br />OF THE CITY OF RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, as follows: <br /> <br />1. That the Applicant appeared before the Board of Adjustment for a public hearing pursuant to <br />Section 9.03.07 of the Ramsey City Code on January 8, 2009, and that said public hearing <br />was properly advertised and that the minutes of said public hearing are hereby incorporated <br />as a part of these findings by reference. <br /> <br />2. That Section 9.20.11 (R-l Residential District), Subd. 4 (Bulk Standards), Rural Developing, <br />establishes a minimum lot size of2.5 acres. <br /> <br />3. That the Applicant is in the process of acquiring a portion of the Subject Property for future <br />right-of-way and a subdivision of the property is required to convey the land sale. <br /> <br />4. That the Applicant has stated that an extension of Quicksilver Street is critical for <br />permanent, dedicated access to the proposed Water Tower #3 as well as access to Elmcrest <br />Park. <br /> <br />5. That the Applicant currently has a temporary easement for access purposes beginning at the <br />terminus of Quicksilver Street to Elmcrest Park. <br /> <br />6. That the Applicant has stated that Lot 1, Block 1, Rabbit Run IS proposed to be <br />approximately 1.57 acres in size once the necessary land is acquired. <br /> <br />7. That the Applicant has stated that the reduced lot size is necessary for the following reasons: <br />a) maintain compliance with standard public street right-of-way requirements; b) <br />accommodate stormwater needs within the subdivision. <br />
