Chairperson Nixt introduced the following resolution and moved for its adoption: <br /> <br />RESOLUTION #03-01-001 <br /> <br />RESOLUTION ADOPTING FINDINGS OF FACT #0640 RELATING TO A REQUEST <br />FOR A VARIANCE TO CONSTRUCT AN ACCESSORY STRUCTURE CLOSER TO <br />THE FRONT PROPERTY LINE THAN THE PRINCIPAL STRUCTURE AT THE <br />PROPERTY GENERALLY KNOWN AS 14981 PERIDOT STREET NW. <br /> <br /> WHEREAS, Chad and Melissa Fossum, hereinafter referred to as "Applicants," have <br />properly applied for a variance from Sections 9.11.02 and 9.20.11 of the Ramsey City Code to <br />construct an accessory structure closer to the front property line than the principal structure on <br />the property generally kmown as 14981 Fossum St. NW and legally described as follows: <br /> <br />Lot 4, Block 4, Pineview Estates, Anoka County, Minnesota <br /> <br />(Subject Property) <br /> <br />NOW THEREFORE, BE IT RESOLVED BY THE BOARD OF ADJUSTMENT OF THE <br />CITY OF RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, as follows: <br /> <br />That the Board of Adjustment conducted a public hearing pursuant to Section 9.03.05 of the <br />Ramsey City Code on January 2nd, 2003, and that said public hearing was properly <br />advertised, and that the minutes of said public hearing are hereby incorporated as a part of <br />these findings by reference. <br /> <br />That the Subject Property is zoned R-1 Single Family Residential (Central Rural Reserve), is <br />located outside the 2020 Metropolitan Urban Service Area, and is approximately 0.83 acres <br />in size. <br /> <br />3. That the Subject Property is surrounded by properties zoned as R-1 Single Family Residential <br /> (Central Rural Reserve). <br /> <br />4. That Section 9.11.02 of the Ramsey City Code does not permit the construction of accessory <br /> structures closer to the front property line than the principal structure. <br /> <br />That Section 9.20.11 of the Ramsey City Code states that the front yard setback, for lots <br />zoned R1 Single Family Residential (Central Rural Reserve), is forty (40) feet or same as <br />principal structure, which ever is greater. <br /> <br />6. That the principal structure on the Subject Property is approximately sixty-five (65) feet from <br /> the front property line. <br /> <br />7. That the Applicant is proposing to construct a 1,200 (30' x 40') square foot accessory <br /> building that will be approximately forty (40) feet from the front property line. <br /> <br />8. That the Applicant currently has one accessory structure on the property that totals 256 <br /> square feet (16' x 16'). <br /> <br /> <br />
