Copies of the proposal were distributed to
everyone that was present.

Commissioner Fults asked what the present zoning is for Mr. Spohn's property. Mr. Gromberg
replied that is presently zoned as I-1 Industrial.

Chairman Wagner stated that the purpose for the rezoning proposal is to be more compatible with
Anoka's zoning ordinance in the light industrial area in order to have McKinley Street extended as
a through street as it would be a great benefit to the City of Ramsey. The purpose for this meeting
is to obtain suggestions from the landowners for the rezoning proposal.

Mr. Spohn feels that the proposal is too definitive and that it eliminates the possibility of other
uses. Chairman Wagner responded that the general feeling is that it should become a higher land
use area. Mr. Gromberg stated that the existing uses in that area are already industrial.

Joe Sentyrz of Oakridge Construction stated that he feels this proposal would eliminate any
possibility of apartment construction. The two other landowners he is representing are concerned
with being overwhelmed with landscaping restrictions and parking requirements. Mr. Gromberg
informed him that any building going into this area would be required to go through the site plan
process.

Economic Development Commission/August 20, 1990
Page 1 of 3
