Mr. Muller
stated that he has no other use, other than additional parking space, planned
for this parcel at the present time.

John Johnson - 16800 St. Francis Blvd. N.W. - Inquired if Mr. Muller intends to
develop this parcel with businesses in the future.

Mr. Muller - Stated that he is not intending to develop the entire parcel as
business at this time; he owns 6 acres across the street he has been trying to
develop; can't say that he would never develop the subject parcel as business;
main reason for requesting rezoning is so that the zoning will be consistent
with his existing parcel that is zoned business.

John Johnson - Inquired that if the subject parcel is rezoned to business,
would it be likely that the residential street Quicksilver would be used to
access that property.

Mr. Muller - Replied that if the parcel were developed with business, access
would most likely be from 167th.

Chairman Peterson - Stated that if the property were rezoned to B-i, the City
would control traffic as much as possible, with access from 167th but that is
February 4, 1986

Page 1 of 2
