Frolik stated Aaron Stritesky submitted
a sketch plan to develop detached townhome units on the 2.3 acre parcel located to the west of
Nowthen Boulevard and north of Iodine Street N.W. The subject property is zoned R-1 Medium
Density Residential, which allows up to 7 units per acre. The sketch plan proposes 11 units,
which equates to a density of approximately 4.7 units per acre. Ms. Frolik explained City Code
requires all townhome developments to be served by at least one main public road. The sketch
plan has been designed to be served solely by a private street. This design conflicts with City
Code. It is noted that the depth of the property presents a hardship in providing a full public road

City Council Work Session / March 28, 2006
Page 1 of 5
