<br /> An Ordinance to regulate the location, height, bulk,
<br /> size of structures, tho size of yards and other open
<br /> spaces, the densily of populalion and the use of land
<br /> andbuildings tot residence, Irade, industry, recreation
<br /> and other aclivi/ies by eslablishing standards and
<br /> procedures regulating such uses to help promote lhe
<br /> public health, safely and general welfare.
<br /> The Township Board et the Township of Ramsay
<br />does hereby ordain:
<br /> SECTION I BASIC PROVISIONS
<br /> I.I TITLE: This ordinance may be cited as the
<br /> "Ramsay Township Zoning Ordinance", and will be
<br /> referred Io herein as "Ibis Ordinance."
<br /> 1.2 JURISDICTION: The geographic jurisdiction of
<br /> Ibis Ordinance includes the entire area within the
<br /> Township limdsof Ramsay, AnoKa County, Minnesota.
<br /> 1.3 DEFINED WORDS: Words used in a special
<br />sense in Ibis Ordinance are defined in Seclion 9.
<br /> 1.4 APPLICATION: Where lhe conditions imposed
<br />by any provisions of Ibis Ordinance are eilher more or
<br />less restrictive than comparable conditions imposed
<br />by any other regulation, the regulations Which impose
<br />the higher standard or requirements shall prevail.
<br /> 1.5 COMPLIANCE No slructure shall be located,
<br />creeled, constructed, reconstructed, moved, altered,
<br />converled, Or enlarged; nor shall any structure or land
<br />be used or be designed to be used, except in tull
<br />compliance With ali tho provisions of this Ordinance
<br />and afler lhe lawful issuance of all permits and
<br />certificates required by Ihis Ordinance.
<br /> 1.6 SEVERABILITY: If any provision of this
<br />Ordinance or the application of any provision lo
<br />particular circumstances is 'held invalid, the
<br />remainder of lhe Ordinance or the application of such
<br />provision to otl~er circumstances shall not be affected.
<br /> 1.7 REPEAL: All the following Ramsey Township
<br />Ordinances, and any other prior zoning ordinances and
<br />amendments or parls thereof in force at the time this
<br />ocdinance shall take ettect and inconsistent herewith
<br />are hereby repealed:
<br /> The following sections et the Ramsay Township
<br />Zoning Plan and Building Code adopled March 30,
<br />1951:
<br /> I.$, 1.6, 2-44 (at (bi (ct, 2-45, 2.46, 2.47, 2.48, all of
<br />section 3, 4.1, 4.2, 4.3, 4.4, 4.5, 4.6, 4.7, 4.8, 4.9, 4-10, 4-11,
<br />4.t2, and that amendment to the Zoning Plan and
<br />Building Code published in the Anoka County Union on
<br />Oclober 24, 1969.
<br /> SECT ION 2- -ZeN I NG MAP A N O DISTR I eTS
<br /> 2.1 ZONING /'v~AP: A map entitled "Ramsay
<br />.Township Zoning Map" is hereby adopted as part of
<br />this Ordinance. I1 remains on tile at the Township
<br />Office.
<br /> 2.2 ZONING DISTRICTS: The Township is divided
<br />into the districts shown by the district boundaries on
<br />lhe Zoning Map. The districts are: A-I Agricullural
<br /> R.t Suburban Residential
<br /> R.2 Urban Residential
<br /> B-1 Community Business
<br /> B.2 General Business
<br /> J.t Lighl Industrial
<br /> C.1 Conservaliorl
<br /> C-2 Conditional Agricultural
<br /> 2.3 DISTRICT BOUNDARIES: District boundaries
<br />shown within the lines of roads, slreams, and
<br />transportation righls of Way shall be deemed to follow
<br />the centerlJnes. The Vacation of roads shall not attecl
<br />the location of such district boundaries. When the
<br />Zoning Ofticer cannot definitely determine the location
<br />of a district boundary by such centerlines, by the scale
<br />or dimensions stated on the Zoning Map, or by the facl
<br />that il clearly coincides with a property line, he shall
<br />refuse action, and the Board of Adjustment, upon
<br />appeal, shall inlerpret the location of the district
<br />boundary with reference to the sca le of the Zoning Map
<br />and the purposes set torth in all relevant provisions of
<br />the Ordinance. Wherea district boundary line divides a
<br />lot of record into two or more districts, any portion of
<br />lhe lot within 50 feet by such division may be used for
<br />any use of either district as approved by the Board of
<br />Adjustment.
<br /> SECTION 3--PERMI TTED AND
<br /> CONDITIONAL USES
<br /> 3.1 PERMITTED USES: The permitted uses for
<br />each district are listed below. Accessory uses and
<br />essential services are also permitted.
<br /> 3,2CONDITIONAL USES: The Township Board may
<br />authorize conditional uses as specified below and
<br />others similar in nature, which will not be detrimental
<br />

<br /> 4.1 GENERAL REQUIREMENTS: The minimum
<br />lot area, minimum width of Io~', minimum depth of
<br />front yard, rear yard, and minimum width of each side
<br />yard for each district shall be as shown in Section 4-2.
