PUBLIC HEARING <br />BOARD OF ADJUSTMENT <br />CITY OF RAMSEY <br />ANOKA COUNTY <br /> STATE OF MINNESOTA <br /> <br />The Ramsey Board of Adjustment conducted a public heating on Tuesday, July 7, 1998, at the <br />Ramsey Municipal Center, 15153 Nowthen Boulevard NW, Ramsey, Minnesota, to hear input <br />regarding a request for a variance from street frontage or lot width requirements on PIN 08-32- <br />25-11-0008; case of Jerry and Janice Melberg. <br /> <br />Members Present: <br /> <br />Chairperson Benjamin Deemer <br />Board Member Leo Anderson <br /> <br />Board <br />Board <br />Board <br />Board <br /> <br />Member David Bawden <br />Member Charles LaDue <br />Member Michael Terry <br />Member Joe Wivoda <br /> <br />Members Absent: <br /> <br />Board Member Jensen <br /> <br />Also Present: <br /> <br />Zoning Administrator Sylvia Frolik <br />Community Development Assistant Sean Walther <br /> <br />CALL TO ORDER <br /> <br />Chairperson Deemer called the public hearing to order at 7:08 p.m. <br /> <br />PRESENTATION <br /> <br />Zoning Administrator Frolik stated the applicant is requesting a variance to the minimum lot <br />width or street frontage requirement in order that a dwelling may be constructed on a lot they <br />own which is located on the south side of County Road #63 and northeast of Dellwood Hills. <br />The parcel is approximately 3 acres in size and is zoned R-1 Rural Residential. The surrounding <br />parcels are also zoned for single family residential dwellings. City Code does not permit the <br />development of a home on a lot that does not meet the minimum width requirements. In the rural <br />residential district, the minimum lot width or street frontage requirement is 200 feet. The lot has <br />no frontage on County Road #63. The Melberg's also own the adjacent lot to the west and are <br />proposing to grant an easement for access to County Road #63 from that lot to the subject <br />landlocked parcel. <br /> <br />CITIZEN INPUT <br /> <br />Ann Mitchell, 8140 - 173rd Avenue NW, stated her home is the applicants' previous residence. <br />She indicated concern regarding how many divisions of the property the City would allow.
