Sodium Street until the area to the south is developed, although curb cuts would be required to <br />facilitate it's future construction and to put homeowners on notice of the likely improvement. <br /> <br />After review of the area, it was determined that the trail from 153rd Ave. south on Sunfish Lake <br />Boulevard could be accommodated on the west side of the road through the norway pines and <br />cedars creating a canopied corridor. Mr. Boos indicated that the trail could be six feet wide <br />instead of the standard eight to accomplish the trail without removal of trees. <br /> <br />Vice-Chair Cook questioned whether an 8 foot width would be needed to accommodate 2-way <br />pedestrian traffic on the trail. <br /> <br />Mr. Boos replied that might be necessary to consider someday, but other options could be <br />considered at that time. <br /> <br />Commissioner Asfahl voiced that laying sidewalks after the fact concerns homeowners. <br /> <br />Vice-Chair Cook replied that since it isn't a thru road, a 10 foot right-of-way exists. <br /> <br />Motion by Vice-Chair Cook and seconded by Commissioner Asfahl to recommend that the <br />developer be required to provide curb cuts, construct a transportational trail along 153Road <br />Avenue and Sunfish Lake Boulevard and dedicate a 35 foot corridor and construct an eight foot <br />biuminous path from Sodium Street to 153Road Avenue, with the balance of park dedication <br />satisfied in cash. <br /> <br />-and- <br /> <br />The developer is responsible for informing potential'buyers of lots that haVe a future trail/bike <br />path affecting their property, and developer will so state this fact in the development agreement. <br /> <br />-and- <br /> <br />The developer is responsible for relocating any movable trees within the 35 foot corridor. <br /> <br />Motion carried. Voting Yes: Vice-Chair COok, Commissioners Asfahl, Johns, LaMere and <br />Skinner. Voting No: None.
