Drainage and Utility Easementsi The standard drainage and utility eaSements are proposed around the perimeter.of ~e plat In accordance with City policy, the wetland and s~ormwater ponds are als0 proposed to be encumbered wi.th drainage and utility easements. NhnTDOT has made note of an existing temporary easement in the northwest comer of the plat rlmt expires 12-I-05, and that no work can be done ha this area. City Staff' is requesting that the' Developer provide additional [n_formation regarding the easement. The proposed easements over the sewer and water utilities comply with the Utility Plan. Utiliw Plan: Toe development is located with{n~ the Metropolitan Urban Service Area (M'USA) and shall be serviced with municipal water and sanitary sewer. A Preliminary Ut/liry Plan has been submitted, along with a copy of the pretim/.nary Ut/lip/ Plan for Sun.flower Pddge to the west to iden~=7 coordination of services to the two plats. Options for service are: a) developer extend sewer a-unk and any costs incurred above and beyond the sewer and water mmk fees due would be the responsibility of the developer; b) the developer can wait for the interceptor; c) developer can work out a [iff station plan with surrounding developmentS that could be vacated when the interceptor gets to the area. The easement has to be large enou_mh to accommodate the interceptor when it gets to the area. -30-
