Specifically, the <br />'grading plan is unacceptable (less than I%) at the following locations' Lorn 57-66, Btoc~ 2; <br />Lots I I-I 8, Block 3. This pond appears to be under~ized and will not <br />meet WMO requiremenm. <br /> <br />Drainage and Utility Easementsi The standard drainage and utility eaSements are proposed <br />around the perimeter.of ~e plat In accordance with City policy, the wetland and s~ormwater <br />ponds are als0 proposed to be encumbered wi.th drainage and utility easements. NhnTDOT has <br />made note of an existing temporary easement in the northwest comer of the plat rlmt expires <br />12-I-05, and that no work can be done ha this area. City Staff' is requesting that the' <br />Developer provide additional [n_formation regarding the easement. The proposed easements <br />over the sewer and water utilities comply with the Utility Plan. <br /> <br />Utiliw Plan: Toe development is located with{n~ the Metropolitan Urban Service Area <br />(M'USA) and shall be serviced with municipal water and sanitary sewer. A Preliminary <br />Ut/liry Plan has been submitted, along with a copy of the pretim/.nary Ut/lip/ Plan for <br />Sun.flower Pddge to the west to iden~=7 coordination of services to the two plats. Options for <br />service are: a) developer extend sewer a-unk and any costs incurred above and beyond the <br />sewer and water mmk fees due would be the responsibility of the developer; b) the <br />developer can wait for the interceptor; c) developer can work out a [iff station plan with <br />surrounding developmentS that could be vacated when the interceptor gets to the area. The <br />easement has to be large enou_mh to accommodate the interceptor when it gets to the area. <br /> <br />-30- <br /> <br /> <br />
