Utilities: The development will be served by municipal water and sanitary sewer. Sewer <br />and water services shall be ex-tended to the end of all stub streets including the northern <br />road cormemion to 157th Lane NAV. The City charges $549.00 per lot for sewer trunk <br />charge and $1,224.00 per lot for the water trunk charge. These fees shall be paid before <br />the final plat is released. The watermain should be looped from 157th Lane NW to Hwy. <br />47. <br /> <br />10. <br /> <br />11. <br /> <br />Stormwater Mana~.ement: The City has established a stormwater management fee of.. <br />$375.00 per lot that shall be pa.id prior to the release of the final plat for recording. <br /> <br />Park Dedicntion: The preliminary plat will be forwarded to the Park Commission for a <br />recommendation on park dedication. The City has the option for cash, land, or a <br />combination of the two. The current rate for park dedication is $1300 per unit; there is <br />also a trail development fee of $325 per unit. <br /> <br />12. <br /> <br />Density Transitioning The City does not currently require any buffeting or transitioning <br />between large rural lots and smaller urban-sized lots. The wetlands buffer the new <br />development from the .lots to the west and most of the lots to the south, However two <br />larger lots to the north and one lot to the south will directly abut the new urban-sized lots. <br />The Planning Commission and City Council may want to discuss possible transitioning and <br />buffering options. <br /> <br />The Planning Comm/ssion will be meeting at TOO p.m. on' Tuesday, May 1, 2001, at the new <br />Ramsey Fire Station, 15050 Armstrong N.W., to review your sketch plan. We suggest that you, <br />or your representative, be present at the meeting to answer any questions that may arise. A copy <br />of the case cover sheet is enclosed for your information.
