Temporary cul-de-sacs must be consu'ucted on the stub roads if'houses and driveways are <br />oriented so that snowplowing will be required. Al/ streets shall be named in conformance <br />with the City's street grid pattern <br /> <br />It will be the developer's responsibility to notify buyers of lots aJong stub roads that there <br />will be future connections made in the future that w/il increase the mount of traffic that <br />passes through their development. <br /> <br />Sidewalks/Trails: The sidewalk ordinance calls for sidewalk to be installed on all: roads <br />except cul-de-sacs. The concept plan does show a continuation of the City trail system <br />through this property. The Park Commission will be meeting on May 10, 2001 to discuss <br />trail and park dedication matters further. <br /> <br />Lots: The single-family lots all meet the minimum dimensional and area requirements <br />with the exception of Lot 2, Block 3 which appears to be deficient in lot width at the front <br />setback line. Please provide further information regarding this lot. <br /> <br />Grading and Drainage: A grading and drainage plan is required for preliminary plat <br />approval. It should be noted that the concept plan does not show drainage ponds to handle <br />the treatment of runoff prior to discharge into wetlands and/or the City storm sewer <br />system. The development may need to be altered to accommOdate this need. In addition, <br />the grading plan shall show ali tree cover and which trees will be preserved. <br /> <br />A Watershed Management Organization permit will be required for this development. A <br />wetland delineation must be completed .to ensure the 'site: does not impact wetlands. <br /> <br />Temporary erosion control measures, via silt fence, shall be in place'during the <br />construction of the subdivision. A silt fence shall be constructed and maintained during <br />the construction process. It will be the Developer's responsibility to remove the silt fence <br />upon successful turf establishment. <br /> <br />Drainage and utility easements shall be shown on the preliminary plat over the wetlandi <br />and along the lot lines (5 feet along common lot lines, 10 feet along the perimeter of the <br />plat). <br /> <br />Traffic Generation Analysis: The City Charter requires an analysis of the traffic <br />projections. City Staff will forward a copy of the preliminary plat to the consultant of our <br />choice to conduct the analysis. <br /> <br /> <br />
