Blake: <br /> <br />On June 14, 200!, we received your proposed prelirn_inary plat to develop a neighborhood of <br />single fam/ly lots with urban se~ices. The prelim/nary plat was prepared by Wesrwood <br />Professional Serv'/ces, Inc. 'and consists of three (3) sheets dated April 10, 2001, revision' date <br />June 1 and 6, 2001 for Sheet 1 (Preliminary Plat/Ex/sting Conditions); revision date June 14, <br />2001 for Sheets 2 and 3 (Preliminaw Grading/Erosion Control Plan and Preliminary Utility. <br />Plan). We ofer nhe following comments: <br /> <br />General: The subject property is 74.37 acres in size and is general]y located north of 153¢ <br />Avenue N.W., east of Yak_ima, west of Salish and south of 156th La.ne. The preliminary plat <br />proposes to develop the property, with 155 single-family lots. The prelLminary plai is <br />proposing numerous outlots; Outlot A provides an expansion area for Woodland Green Park <br />to the west; Outlots B, C, D, F,. G, H, I, J, K, and L provide a 50 foot wide buffer between the <br />new urban sized lots and the larger rural lots along the north plat boundary in P,.eilley Estates <br />and Reilley Estates 3ra Addition; Outlot F Mil be a linear park to provide a trail connection to <br />the adjacent park to the north in Rsilley Estates 3rd Addition', Oudot M will provide a <br />co~'7/~'dor for a connection between t~he terminus of the sidewalk on the north side of 155th <br />Lane N.W. and Bear Park, in addition to ap, expansion of the park area. <br /> <br />Zonin_~: On June 24, 2001, the City Council adopted Ordinance 01-I 6 rezoning the property <br />.from R-1 Rural Residential to R-1 Urban Residential. This rezoning is in accordance with <br />the last Comprehensive Plan amendment dated 1995. <br /> <br />Lot Sizzes and Dimensions. Ci~ Code establishes a minimum lot size in the single family <br />urban residential distric~ of 10,800 square feet. The minimum lot size in the proposed <br />preliminary plat is 10,997 square feet and the average lot size is 15,709 square feet. The <br />~n/mum lot width required by City Code is 80 feet (90 feet on comer 'lots). All of the lots <br />meet the minimum dimensional requirements. It is also noted that Lots 1, 2, and 3 of Block <br />1' Lots 5 6. 7.8, 9, and 10 ofBlock'~' and Lots 1 f, 3, 11, 12. 13. and 14 ofBlock 3 are in <br />the Scenic Privet Overlay District for wkich there is a 90 foot minimum lo~ width and 12,150 <br />sauare foot size requirement. Staff is requesting verification that the cul-de-sac lots meet the <br />width requirement at the building setback line. <br /> <br /> <br />
