Preliminary Plat Review: Centex Addition <br />July 5,2001 <br />Page 2 of 5 <br /> <br />Dens]w: The subject property is 74.37 acres and the net densitY is 2.08 un/ts per acre. <br /> <br />Streets: The proposed plat provides two accesses to the south (Xlcimo Street and Waco <br />Street) onto Alpine Drive (aka 153,d Avenue); Yakima Street will be ex-tended north to <br />provide a through street to 156t" Lane. These three accesses are anticipated to.hanclle most of <br />the trips generated by the new proposed subdivision since ,Mpine Drive and 156th Lane are <br />collector streets. The plat proposes three additional connections w/th existing adjacent <br />streets at 155~' Lane, Waco Street, and Ute Street. These streets w/Il provide connections to <br />adjacent neighborhoods for local trips and flexibility, for emergency situations. <br /> <br />City Code restricts cul-de-sacs to 600 feet in length. All of the cul-de-sacs, with the <br /> le~t), meet this standard. A modification or <br />exception of the Yak/ma Street cul-de-sac (655 -' o <br />vm-iance to cul-de-sac length will be required. <br /> <br />UtiliTy Plan: The plat Will be se~ed by municipal water and sanitary sewer. A utility plan <br />has been submitted and is generally acceptable. Water must be looped on A.lpine Drive <br />(153r~ Lane N.W.) and connected to the west and east. A lift station is being proposed to <br />service a portion of the subdivision. This review is not an approval of the elevation proposed <br />on the plan. A review is underway to determine whether the sewer should be constructed <br />deeper in order to service a larger area. <br /> <br />Grad]n2 and Draina_oe: The subdivision proposes to drain to the center of the plat and <br />provide an overflow to the Rm-n River to the east through Bear Park, south of Salish Street. <br />The 1997 Sronm Water Management Study proposes the outlet to be rUn on 156th Lane N.W. <br />The intent being to pick up the low areas in the parks west of Yakima Street and south of <br />15dt~ Lane N.W. An alignment to the Rum R/ver for the overflow should consider these <br />goals. Also, as part of the Stormwater Management Plan, there is a provision to provide an <br />overflow storm sewer along Alpine Drive (153r~ Avenue N.W.) to drain lowland east of Ute <br />STreet and south of Alpine Drive (153rd). This overflow should be completed with th.is <br />subdivision as a portion of the pipework would be in the plat. <br /> <br />A Lower Rum River Water Management Organization (LP,_RV~rMO) permit will be required <br />for this plat. 'The presence and protecti'on of wet~,lands must be identified as part of the <br />LP,_RWMO pemzirdng process. The proposed building elevations must be shown on the <br />grading plan and must be a minimum of two (2) feet above the 100 year flood elevation. <br /> <br /> <br />
