Mr. Deal stated it will be boat storage and retail, similar to Hallberg's operation. <br /> <br />Motion by Commissioner Deemer and seconded by Commissioner Holland to recommend that City <br />Council approve the proposed site plan for Pro Sporting Goods and Anchor's Away contingent <br />upon compliance with City Staff review letter, as amended, dated April 25, 1995. <br /> <br />Further Discussion: Commissioner Thorud inquired as to the height of the boat storage, and Mr. <br />Deal replied that it will be under the 35 feet. <br /> <br />Motion carded. Voting Yes: Chairperson Bawden, Commissioner Deemer, Holland, Hendriksen, <br />LaDue, Terry, and Thorud. Voting No: None. <br /> <br />Case #3: Request for Site Plan Review; Case of of Trend Scientific <br /> <br />City Engineer Jankowski stated that Trend Scientific is requesting site plan approval to construct a <br />manufacturing facility on Lot 1, Block 1, Business Park 95. The property is zoned industrial. The <br />facility is proposed to front on Uranium Street N.W. and will have two accesses onto that street. <br />The area south of the property will serve as drainage easement, and the plan is subject to a review <br />by the Lower Rum River Water Management Organization. It is anticipated there will be sewer and <br />water service to the property. Mr. Jankowski noted there was some question as to the proposed <br />height of the building. <br /> <br />Jeff Gongoll of Riverside Development, representing Trend Scientific, stated that the building will <br />only be one story at a height of 22 feet. <br /> <br />Commissioner Deemer questioned the logic behind Uranium Street veering away and landlocking <br />Bjorklund Ready Mix. <br /> <br />Mr. Jankowski responded that the purpose for the curvature of the road is to avoid a stand of trees; <br />it is not the City's intention to landlock anyone. <br /> <br />Commissioner Deemer inquired whether the City intended to charge Mr. Bjorklund for land to gain <br />access to the street or whether they would give it to him. <br /> <br />Mr. Jankowski replied he didn't know, however, that City Administrator Schroeder has been in <br />contact with Mr. Bjorklund. <br /> <br />Commissioner Deemer felt that since Bjorklund Ready Mix will need access to Uranium Street, the <br />City should make a statement agreeing to give them the property to access the street. <br />Commissioner Deemer stated he opposed the City "blackmailing" him into paying for access. <br /> <br />Mr. Gongoll informed the Planning Commission that he had no objections to the Staff review letter <br />except to clarify the building height. He noted the need to work with Staff on signing, lighting and <br />drainage issues. <br /> <br />Motion by Commissioner Holland and seconded by Commissioner LaDue to recommend that City <br />Council approve the proposed site plan for Trend Scientific contingent upon compliance with City <br />Staff review letter dated April 28, 1995. <br /> <br />Further Discussion: Commissioner Deemer noted that, upon review of the site plan, he just <br />became aware that Riverside Development is associated with this development, and he advised that <br />he has worked with Riverside Development in the past. <br /> <br />Planning Commission/May 2, 1995 <br /> Page 4 of 7 <br /> <br /> <br />
