Voting No: None. <br /> <br />Case #5: <br /> <br />Request for Site Plan Approval for an Expansion to Rum River <br />Plaza Shopping Center; Case of Bob Muller <br /> <br />Zoning Administrator Frolik stated that Mr. Bob Muller is requesting site plan approval to <br />construct a 16,920 square foot addition to Rum River Plaza Shopping Center. The <br />proposed expansion is in conformance with City Code as it pertains to lot coverage, <br />architectural standards, and bituminous/curbed off-street parking. She added that although <br />there is a substantial amount of existing and proposed off-street parking, the site plan does <br />not clearly indicate that the requirement for one space for every 200 square feet of retail <br />space is met. The Planning Commission recommended approval of the off-street parking, <br />as submitted, as these requirements were reviewed as a future second phase of the <br />shopping center when the original site plan was reviewed and approved. <br /> <br />Mr. Muller stated he had intended to build this when the Center was first started, however, <br />the demand was not there. <br /> <br />Motion by Councilmember Peterson and seconded by Councilmember Beyer to approve the <br />proposed site plan, as submitted, for the expansion of the Rum River Plaza shopping center <br />and contingent upon the applicant entering into a development agreement with the City. <br /> <br />Motion carried. Voting Yes: Mayor Hardin, Councilmembers Peterson, Beyer, Beahen <br />and Zimmerman. Voting No: None. <br /> <br />Case #6: Request for Site Plan approval of a Multi-Tenant Retail <br /> Facility; Case of North Lake Properties <br /> <br />This request was withdrawn by the applicant. <br /> <br />Case g7: Request for Final Plat Approval of Sunfish Square 2nd <br /> Addition; Case of Jack Menkveld, North Suburban <br /> Development <br /> <br />Zoning Administrator Frolik stated that Mr. Jack Menkveld of North Suburban <br />Development is requesting final plat approval of Sunfish Square 2nd Addition which <br />consists of the final 34 single family residential lots approved under the Sunfish Square <br />preliminary plat. The developer is installing the streets, sewer and water as a private <br />project with no financial participation on the part of the City. She added that Mr. Menkveld <br />~s present. <br /> <br />Motion by Councilmember Beahen and seconded by Councilmember Beyer to adopt <br />Resolution g95-06-130 granting final plat approval to Sunfish Square 2nd Addition. <br /> <br />Motion carried. Voting Yes: Mayor Hardin, Councilmembers Beahen, Beyer, Peterson <br />and Zimmerman. Voting No: None. <br /> <br />Case #8: Request for Final Plat Approval of River/47 Plaza, A Minor <br /> Subdivision; Case of Rum River Properties <br /> <br />Zoning Administrator Frolik stated Mr. Wayne Johnson and Mr. Lowell Wagner of Rum <br />River Properties have applied for a minor subdivision to plat property on the northwest <br />corner of Trunk Highway #47 and C.S.A.H. #116 into three commercial lots. All of the <br />lots exceed the minimum size and dimension requirements for the B-1 and B-2 Business <br />District. She explained that in keeping with policies to restrict accesses onto T.H. #47 and <br /> <br />City Council/June 27, 1995 <br /> Page 8 of 19 <br /> <br /> <br />
