The property, is located in the northwest comer of the
intersection of McKinley Street and Uranium Street. The site will have access onto both
Uranium and McKinley Streets. The building is proposed to be 10,000 square feet in size.
Three of the walls will be constructed of rock face concrete block and the loading dock wall
will be smooth face concrete block, which is in compliance with City Code. She explained
that the proposed project meets City Code requirements for lot coverage, setbacks,
architectural standards, landscaping, screened waste storage, and paved and curbed off-
street customer/employee parking spaces and loading areas. Staff is recommending that the
landscaped areas be developed with irrigation systems and that any mechanical units on the
roof be screened or color-matched to the roof. The Planning Commission clarified that
City Code does not require an irrigation system nor color matching or screening mechanical
units on roofs. The applicant agreed that these items are of benefit to the development and
were a part of the project plan prior to staffs suggestion of them. An acceptable grading
and drainage plan has been submitted.

Mayor Hardin inquired of the DeLalley's if they were in agreement with everything to
which they answered in the affirmative.

Motion by Councilmember Peterson and seconded by Councilmember Beyer to approve the
proposed site plan for Dennis Sharp & Associates for Carbon Product Technology on Lot

City Council/September 12, 1995
