Mr. Noard stated that he will bring these payments up to date but that it's important to get <br />everything worked out quickly itl order to get the street construction done this fall. <br /> <br />Mr. Schroeder felt thnt with all the information available now, this shouldn't take a long <br />time to settle. <br /> <br />Mr. Noard asked for approval of this project and Council's word that this issue will be <br />worked out. <br /> <br />Mr. Schroeder stated that this issue will be brought back to Council before the first of <br />August. <br /> <br />Motion by Councilmember Hardin and seconded by Councilmember Beyer to approve the <br />proposed site plan for Anoka Ramsey Sports Center contingent upon the applicant entering <br />into a development permit agreement with the City and the receipt of any necessary permits <br />fi'om the LRRWMO. <br /> <br />Motion carried. Voting Yes: Mayor Gilbertson, Councilmembers Hardin, Beyer, Peterson <br />and Zimmerman. Voting No: None. <br /> <br />Case #13: Reques! for Site Plan Approval; Case of Sharp & Associates <br /> <br />Zoning Administrator Frolik stated the Mr. Dennis Sharp of Sharp and Associates is <br />requesting site plan approval to construct a multi-tenant office/warehouse on Lot 1, Block <br />1, Ramsey 67 Industrial Park. The project is proposed to occur in two phases during 1994 <br />and 1995 construction seasons and will total 45,640 square feet upon completion. The <br />proposed project meets City Code requirements for lot coverage, setbacks, architectural <br />standards, off-street customer/employee parking areas and site lighting. The landscaping <br />and screening plans need to be identified in detail for inclusion in the Site Plan <br />Development Permit. Ms. Frolik stated that the developer has been working with the City <br />Engineer to prepare a grading and drainage plan. <br /> <br />Kelly Schweigert presenled the site plan for the project. She stated that the grading and <br />drainage plan has been submitted and there is a 16-foot drainage way put in. <br /> <br />City Engineer Jankowski stated that he discussed the need with Mr. Sharp to provide <br />ponding on the site. Mr. Sharp agreed to a sump area on the south. He has also taken <br />advantage of the areas southeast to drain water. He added that he would have to look at <br />how much value there is. <br /> <br />Ms. Schweigert stated that Mr. Jankowski indicated $14,000 and this is $16,000. <br /> <br />Mr. Jankowski inquired what will happen at tile edge of the bituminous. <br /> <br />Ms. Schweigert stated there will be two retaining walls, one from the northwest to the <br />southwest corner ami another one on the south side of the building. <br /> <br />City Administralor Schroeder stated that in Staff's recommendation, it states that approval <br />will be granted b:mcct upon StafPs review letter and the drainage level approved by the City <br />Engineer. <br /> <br />Ms. Frolik stated that this will be a TIF project. <br /> <br />Cily Council/July 26, 1994 <br /> Page 24 of 27 <br /> <br /> <br />
