U-Do it Self Service Car Wash - Site Plan <br />July !, 2003 <br />1Kevised July 17, 2003 ' <br />Page 3 of 4 ", <br /> <br />Finally, the site plan shows that eight (8) Ootdfinger Potenfillas will be installed around the structure. <br />However, there also appears to another eight (8) shrubs that are to be installed and these are not listed <br />in the species palette. Both the species of shrub and size need to be indicated on the plan, All species <br />included in the species palette are considered to be acceptable as outlined in the Ramsey Tree Book. <br />Additionally, all species meet the minimum size requkements. <br /> <br />Architectural Standards: City. Code restricts building height to 35 feet and exterior wall finishes to <br />natural or prefabricated brick or stone or pre-cast concrete panels or some other material approved by City <br />Council. The submitted building elevations appear to meet both requirements. A color elevation will be <br />required to be shown at the City Council meerLng. <br /> <br />Waste Storage: City' Code requires that all solid waste and refuse receptacles be stored '~,ithin a <br />completely screened structure or container. The site plan identifies an enclosed waste storage area. <br />Information shall be submined to indicate what materials will be used for the trash enclosure. <br /> <br />Off-Street Parking - Design: In accordance with City Code, all driveways, off-sWeet parking and <br />maneuvering areas are proposed to be surfaced with concrete or bituminous and finished with B-6/12 <br />concrete curbing. Several portions of the bituminous have been removed south and east of the existing <br />building. Additional hard surfacing will be disturbed with the razing of the existing building and the <br />construction of the new car wash. All disturbed pavement shall be neatly saw cut and Patched with <br />bituminous or concrete. The remaining bituminous is in fair condition. <br /> <br />Off-Street Parldng - S paces Required: City Code does not address specific parking requirements for self- <br />service car washes. The submitted site.plan shows three parking spaces. It appears there is sufficient space <br />to allow for cars waking for the wash as well as room for passing traffic. <br /> <br />Lighting: Four standard mounted 250-watt lights are proposed on each of the four comers of the curbed <br />pavement area. In addition, four 100-watt wall pack lights are proposed on both'~he north and' south <br />building wails. A 150-watt wall pack unit is proposed on both the east 'and west building walls. <br /> <br />Shop drawings have been submitted for review. The RCL 2250 MA Stonco standard fixture conforms to <br />City Code for commercial lighting. The WT'2 Wallpack appears to meet City standards, since it is equipped <br />with a cutoff glare shield, however, the drawings submitted do not identify the location of the lamp relative <br />to the shield. City Code requires that the lamp not be visible from the boundary of the property. <br /> <br />Drainage and Grading: The site is relatively fiat with paved surfaces ranging between 858.04 and 859.84. <br />A site survey prepared by Hakanson Anderson shows drainage running off the site in a number of <br />locations. <br /> <br />A portion of the site drains onto 147a Ave. through the two access drives. Curb cuts in the northeast and <br />southeast curbline allow drainage to flow into a sump area between the eastern curbline and Xkimo St. A <br />removed portion 'of the curb in the northern section of the western curbline allows drainage to flow into the <br />TH 47 ditchline. <br /> <br />-438- <br /> <br /> <br />
