size and would be purchased by Diamonds Graphics for the construction of a 50,000 square -foot <br />facility. A large portion of that lot holds the drainage pond, which accommodates drainage for <br />the general vicinity, including both lots. Both lots meet size and dimensional requirements off the <br />E -1 District. <br />Access is proposed from Azurite Street at two points for Lot 2. Staff suggests that the western <br />curb cut also accommodate access needs for Lot 1, in order to avoid the creation of 3 or more <br />accesses within 500 feet of the intersection of Bunker Lake Boulevard and Azurite Street. <br />There are drainage and utility easements encumbering Lot 2, and revisions to the site plan for <br />Diamonds Graphics have been requested to indicate these easements. The standard drainage and <br />utility easements are taken around the inside perimeter on both properties, in addition to the 20 <br />foot easements across the southern portion of Lot 2. Adequate easements are shown on the plat. <br />Commission Business <br />Chairperson Nixt stated when they split this, they need to plan for access on lot one that will <br />allow both ingress and egress for truck access. <br />Assistant City Engineer Tim Himmer stated his concern has been the truck traffic as well, being <br />that the truck docks are on the east side any development that comes in on lot one has restricted <br />access and there will be no access to Bunker Lake Boulevard. He explained on the drawing how <br />he thought the truck access should work. <br />Chairperson Nixt stated he wanted to avoid the cross easement access if possible. He stated he <br />supported the common access on the lot line. He wondered what the solution for the access <br />would be for a somewhat challenged lot one. <br />Assistant City Engineer Himmer stated his recommendation was not for a cross easement access. <br />He reviewed with the Commission his solution for the access on both lots. <br />Chairperson Nixt wondered if they could accommodate an access for both truck and vehicle <br />access on site one. <br />Assistant City Engineer Himmer stated they could. <br />The Commission discussed the drainage plan with Assistant City Engineer Himmer. <br />The Commission supported the Sketch Plan Review of Sunfish Lake Business Park 4 Addition. <br />Case #5: Request for Site Plan Review of Diamond Graphics; Case of Diamond <br />Graphics, Inc. <br />Presentation <br />Planning Commission/November 1, 2007 <br />—192— Page 13 of 18 <br />
