Interim Assistant Community Development Director Geisler stated Diamond Graphics, Inc has <br />submitted a site plan application to develop a 50,406 square foot manufacturing facility on the <br />property located on the northeast corner of Bunker Lake Boulevard (County Road 116) and <br />Azurite Street. The City of Ramsey is initiating a minor subdivision in conjunction with this site <br />plan request. <br />The applicant is seeking to construct a 50,406 square foot manufacturing facility on the newly <br />created Lot 2, Block 1, Sunfish Lake Business Park 4 th The site is zoned E -1 <br />Employment, and manufacturing is. a permitted use within this district. The building meets all <br />setbacks and lot coverage requirements. <br />The building is proposed to be constructed with tip -up, random rib pre -cast panels, with detail <br />materials consisting of EIFS, smooth and roekface block, and metal. Staff is requesting that the <br />applicant construct a sidewalk from the parking lots along the building to the entrances of the <br />building. <br />According to the building square footage, a total of 69 parking spaces are required per the <br />percentage of manufacturing/office within the proposed building. 67 spots are currently <br />proposed. However, an additional 33 proof of parking stalls are indicated, to accommodate the <br />future 30,000 warehousing expansion of the building. <br />A landscaping plan has been submitted, and is generally acceptable to Staff. Staff has requested <br />the addition of trees to shade the parking areas. The site has no significant trees on site, and <br />therefore a tree preservation plan is not required. <br />There is a large drainage pond to the east that, accommodates the runoff from many lots within <br />the industrial park. This pond will serve the drainage needs for both lots in Sunfish Lake <br />Business Park 0 Addition. Minor revisions to the grading and drainage plans have been <br />requested. <br />City Staff recommends site plan approval contingent upon compliance with City Staff Review <br />Letter dated October 26, 2007. <br />Commission Business <br />Commissioner Cleveland asked what the facility looked like. <br />Interim Assistant Community Development Director Geisler indicated they did not have a color <br />rendering of the facility. <br />Mr. Don Patterson explained the colors they will be used on the building. <br />Chairperson Nixt thought the drive lane will be in the pond and he wondered how this can be <br />corrected. <br />Planning Commission/November 1, 2007 <br />Page 14 of 18 —193— <br />
