The property is zoned R-2 medium density <br />residential, which allows up to 7 units per acre: The overall density of the project is 4.1 units per <br />acre. Because detached townhomes were not defined in City Code when the preliminary plat was <br />considered, a PUD rezoning was processed and approved for this site. The units are a mix of <br />single-level and. two-level .homes. Building elevations have been submitted and are included in <br />your packet. <br />The preliminary plat for GAD's Prairie was approved contingent upon the following items: <br />1) A rezoning to PUD (which was introduced) <br />2) The installation of the temporary cul-de-sac and conveyance of an access easement to the <br />City across Lots 1 and 2 (the plan has been revised to eliminate the need for this access <br />easement) <br />3) Lots \1 and 2 to be classified. as outlots (the plan has been revised to eliminate the need for <br />a temporary cul-de-sac, aild a through street is proposed) <br />4) Compliance with the City Staff Review Letter dated May 24, 2006 revised June 23, 2006 <br />The City Council, at previous meetings, has indicated the importance of connecting a City street <br />to serve the three parcels .along Nowthen Boulevard to remove any existing or future access <br />directly to Nowthen Boulevard. Therefore, the applicant has submitted an easement document <br />that outlines the right-of--way that would be necessary to satisfy the City Council's request. <br />Approximately .68 acres will need to be acquired along the western 45 feet of the three parcels to <br />enable the construction of Helium Street, plus .32 acres of possible runoff area, resulting in a <br />total purchase of one acre. The applicant has expressed a willingness to pay for the construction <br />of the road to access .his property. <br />The applicant. is requesting City Council action .before submitting a finalized grading plan. <br />Drainage and grading will need to be revised to uzclude the area of road construction, and plans <br />for .accommodating the runoff will need to be indicated. The submitted easement exhibit shows <br />an additiona1.32 acres that may need to be acquired to accommodate the additional runoff. <br />-320- <br />
