<br />City Attorney Goodrich asked if item #4 in the proposed resolution included construction and <br />acquisition costs. <br /> <br />Associate Planner DaInes stated that in this case all financial obligation of the City is not to <br />exceed $60,000. <br /> <br />Councilmember Jeffrey asked where the $60,000 would come from. <br /> <br />Finance Officer Lund stated that it will come from the Public Improvement Revolving Fund for <br />road improvements and acquisitions. <br /> <br />Councilmember Dehen stated that he would like to talk about architecture for the proposed <br />structures. He stated that it appears that the townhomes have the "cookie cutter" approach and <br />all basically look the same and he does not like it. <br /> <br />Mayor Gamec asked if the City could include in the motion that the homes are not to be of <br />matching color and a variety of materials are to be used. <br /> <br />Associate Planner DaInes stated that the developer will have to follow town home standards <br />which does specify that a variety of materials and colors are to be used. She stated that there are <br />no requirements for architectural details for things like differing roof pitches. <br /> <br />Mayor Gamec suggested that the motion could include language that the City Council is not <br />granting architectural approval and the project will be subject to site plan review at a later time. <br /> <br />Associate Planner DaInes clarified that this was Final Plat review tonight also, but she does think <br />the City would have some architectural say through the Planned Unit Development (PUD) <br />process. <br /> <br />City Attorney Goodrich noted that the language in the suggested motion by City staff does not <br />state that this is a site plan review. <br /> <br />Councilmember Strommen stated that she thinks that was a clerical omission. <br /> <br />Associate Planner DaInes stated that the deadline for action on this item expires on December 18, <br />2007, but the applicant could willingly extend the deadline. <br /> <br />Councilmember Dehen stated that he also thinks these townhomes are crammed into the space. <br /> <br />Associate Planner DaInes stated that part of the Final Plat approval is also the lot layouts. <br /> <br />Councilmember Dehen stated that he is not in favor of this plan. <br /> <br />Associate Planner DaInes stated that as part of the PUD process, some language could be <br />included that they must vary the styles and colors of the townhomes. <br /> <br />City Council / December 11, 2007 <br />Page 16 of25 <br />
