<br />corridor must be considered, preferably adjacent to Riverdale Drive. Armstrong Boulevard is <br />proposed to be reconstructed next year, and sanitary sewer will be extended to Riverdale Drive <br />as part of that project. Adequate fire protection for the site, including the location of hydrants <br />and a PIV will be reviewed by the Fire Marshal. An engineering estimate is required to <br />determine the financial security that will insure timely installation of improvements, and to cover <br />City inspection services. <br /> <br />Setbacks: The required front, rear, and side setbacks for this site are 35 feet, 35 feet, and 20 <br />feet, respectively. The proposed building conforms to these setbacks. Additionally, there is a 20 <br />o foot parking lot setback from street right of ways. All proposed setbacks conform to City Code. <br /> <br />It should be noted that improvements to Armstrong Blvd. are planned for 2009. The site plan <br />generally is acceptable to these planned, future improvements. The parking lot setback from <br />o street right of ways appears Oto not conform to future improvements. However, since final design <br />of improvements to Armstrong Blvd. have not yet been completed, the setbacks proposed are <br />acceptable. <br /> <br />Architectural Standards: City Code requires that all exterior walls shall be a combination of <br />face brick, stucco, glass, or natural stone. The proposed building uses a combination of brick and <br />cast stone with fabric awnings. This generally meets the requirements of architectural standards. <br /> <br />The proposed building appears to be twenty-three and a half feet high, which is conformance of <br />o the city code requirement that all buildings must be under sixty-five (65) feet. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be stored within a <br />completely screened structure or container. The site plan indicates an enclosed dumpster area <br />o behind the building on the north side of the parcel. <br /> <br />Off-Street Parking - Spaces Required: City Code requires 1 parking space for each 300 square <br />feet of office floor area and 1 parking space for each 200 square feet of retail area. Thirty-five <br />spaces are required to satisfy the parking requirements for the proposed building. The submitted <br />site plans show forty-nine (49) stalls, which meets the number of required spaces. <br /> <br />Off Street Parking - Design: In accordance with City Code, all parking and maneuvering areas <br />must be surfaced with bitumin01i.s and the perimeter of all pavement must be finished with B6/12 <br />concrete curbing. It appears as if one-way traffic circulation is proposed along the west side of <br />the building, appropriate traffic control signage must be incorporated into the plans. <br /> <br />Lighting: The submitted site plan indicates locations of outdoor lighting, but is deficient of light <br />fixture specifications and light drawings. City standards require that the luminaire (light source) <br />must not be visible from beyond the property line. The applicant should submit shop drawings of <br />the lighting fixtures for review and approval by the City Engineer. Lighting should be evaluated <br />to provide adequate illumination at the access points along Riverdale Drive for traffic safety. <br /> <br />Signage: All proposed signage will require a permanent sign permit. A sign permit will need to <br />be approved separateofrom site plan approval. The proposed ground sign adjacent to Highway 10 <br /> <br />37 <br />
