Councilmember Look stated that he read through some of the comments from the public hearing
held atthe Planning Commission meeting and he shares some of their sentiments. He stated that
the Council approved a large addition to the building, under the idea that it was to be an indoor
riding stable. He stated that when he stopped by the property today, it appears that the previous
owner is still on the property and asked if the property had actually changed hands.

Mr. Wattenhofer stated that the sellers are on the premises because he agreed to let them lease
back the house and barn for a 6 month period after he purchased the property, while their new
home is being constructed.

Councilmember Look asked about the welding and powder coating operations and how materials
would be delivered.

Mr. Wattenhofer stated that his main customer is LifeTime Fitness and he makes small bracket
systems and does installation of these in their new health clubs. He stated that the majority of his
materials are drop shipped to the job sites.

Councilmember Look reviewed Mr. Wattenhofer's business overview and asked about the repair
of trailers on-site.

Mr. Wattenhofer stated that he does do some hauling of materials and would need the capability
to repair his own equipment, when needed.

Councilmember Look stated that he understands that neighbors are disappointed with the
changes to this property, but Mr. Wattenhofer meets the code requirements, as long as what he is
representing to the Council is actually what will be happening on the site, unlike the prior
owners.

Mr. Wattenhofer stated that when he purchased the property, he saw the structure that was
supposed to be an indoor riding arena and it included full living quarters that was nicer than most
homes, which was what attracted him. He stated that because the property was never used for
what the CUP was originally granted for, he is trying to come into compliance with the City.

Councilmember Look asked if the building had been used for riding.

Mr. Wattenhofer stated that it has a concrete floor and the only portion that was used for riding
was the original 5,100 sq. ft. portion. He stated that the seller did not get permits or other
necessary documents when they built the living quarters inside the accessory structure.

Councilmember Olson asked if Mr. Wattenhofer retained ownership of both parcels and if the
doors would remain closed during business hours.

Mr. Wattenhofer stated that he will own both parcels of land and because the shop is climate
controlled with geothermal heat and air conditioning, the doors will be closed and there will. be
no disruption to the neighbors.

City Council!
