<br />The subject property is approximately 2.3 acres in size and is zoned R-l: Rural Developing. City <br />Code allows a maximum of 2,200 square feet of accessory structure space on a parcel of this size. <br />The applicant currently has one 830 square feet attached garage and a 240 square foot accessory <br />structure, for a total of 1,070 square feet. The applicant is proposing to add another 1,700 square <br />foot accessory structure, which would bring the total amount of garage space to 2,770 square <br />feet. This is a 570 square foot overage in allowable accessory structure space. <br /> <br />Staff recommends removing the existing 240 square feet accessory structure currently on the <br />property if this CUP is approved. This would reduce the amount of overage requested to 330 <br />square feet. <br /> <br />Also on tonight's agenda is a proposed ordinance to increase the total square feet of accessory <br />structure allowed in each zoning district by 200 square feet and begin including. accessory <br />structures under 120 square feet into the total calculation of allowed square footage. It is noted <br />that in the event this proposal is approved, the applicant would still be over the maximum square <br />footage allowed and would still need a Conditional Use Permit. <br /> <br />Citizen Input. <br /> <br />Mr. Ron Burrell, 8145 155th Lane NW, applicant, stated in regards to the question about the <br />width of the driveway, it depends on the doors and he will try to keep it under 30 feet. <br /> <br />Management Intern Gladhill indicated they will work that out before they go to City Council. <br /> <br />Commissioner Hunt asked if it was City's request that the 240- foot structure be removed. <br /> <br />Mr. Burrell stated he would like to keep that structure also so he would be 570 feet over what is <br />allowed. <br /> <br />Management Intern Gladhill stated staff felt they were allowing quite a bit of overage already and <br />thought what was included in the shed could be included in the accessory structure. <br /> <br />Commissioner Hunt wondered about that because he knew the City was trying to keep as much <br />as they could under cover. He wondered why if they are going to approve 130-foot square foot <br />with a proposed change, is another 240 feet a big issue because to him it is not. He felt if a <br />person needed or wanted extra storage, was there a reason why they would not allow that. <br /> <br />Management Intern Gladhill stated as they discussed in their development review meeting it <br />seemed what was discussed to be stored in both structures could be stored inside the 30x50 foot <br />accessory structure. <br /> <br />Commissioner Cleveland wondered if the applicant could have two driveways on the parcel or <br />how would he connect them two. <br /> <br />Planning Commission/June 5, 2008 <br />Page 3 of 12 <br />
