CASE # 5 <br />REQUEST FOR SITE PLAN REVIEW; <br />CASE OF SHARP AND ASSOCIATES, LLC. <br />By: Tim Gladhill, Associate Planner <br />Background: <br />Sharp and Associates is proposing to construct an additional facility for Panther Precision <br />adjacent to the existing Panther Precision facility on Sunwood Drive in the Sunfish Lake <br />Business Park. <br />The following items are enclosed for your information: <br />a) Site location map <br />b) Site Plan <br />c) Architectural elevations <br />d) Landscaping plan <br />e) Grading and drainage plan <br />f) City Staff review letter dated August 1, 2008, revised August 8, 2008 <br />g) Exhibit C (Development Permit) <br />Notification: <br />Site Plans do not require a public hearing. <br />Observations: <br />Panther Precision currently owns a manufacturing facility in the City of Ramsey and is looking to <br />expand into a second facility on the adjacent lot. The proposed site is proposed to be <br />approximately 2.3 acres in size upon platting, located in the E-1 Employment District and is <br />currently owned by the City of Ramsey. The site is proposed to be re-platted and Lot 1 to be <br />acquired by Panther Precision through a Tax Increment Financing (TIF) agreement.. Warehouse, <br />manufacturing, and office uses are permitted uses in this district. <br />The building is proposed to be 25,656 square feet, with a future expansion of 10,080 square feet. <br />Once constructed, the site will have a building coverage of about 26% (37% with the future <br />expansion). City Code permits building coverage up to 45%. The submitted site plan also meets <br />all building and parking setbacks required in the E-1 District. <br />The site currently proposes to have one access onto Sunwood Drive, as well as two cross <br />accesses with the adjacent parking lot. City Code requires 30 parking spaces for the type and size <br />of building proposed; 19 parking spaces are shown on the submitted site :plan with an additional <br />10 proof of parking spaces. The applicant has requested changes to the minor plat application to <br />plat a portion of the site for access to Azurite Street, rather than a driveway easement as <br />-269- <br />
