Exhibit C <br />CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />C.T.T. PROPERTIES <br />On August 12, 2008, Site Plan approval was granted by the .City of Ramsey- ("City") to C.T.T. <br />Properties, LLC, whose address is 6630 Sunwood Drive NW, Ramsey, MN 55303 ("Permittee"), to <br />construct a 25,656 square-foot manufacturing facility ("Structure") on the property which is legally <br />described as follows: <br />Lot 4a, Block 1, Sunfish Lake Business Park and Lot 1, Block. l .Sunfish Lake r <br />Business Park 2nd Addition <br />-or upon recording- <br />Lots 1 and la, Block 1, TC Trail <br />the ("Site"): <br />This approval is issued pursuant to §9.03.08 of the City Code. The conditions of this approval <br />are as follows: <br />1. STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br />2. STATE BUILDING CODE COMPLIANCE. The structure shall be constructed in <br />accordance with the requirements of the State Building Code. <br />3. SITE PLAN COMPLIANCE. The structure shall be constructed on the Site as shown <br />on the Site Plan submittal prepared by Lampert Architects dated June 30, 2008, revised <br />4. REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />following site. improvements on the Site in accordance with the specifications and <br />location. as shown on the Site Plan. The Required Improvements are as follows: <br />a. Site grading in accordance with the Grading and Drainage Plan prepared by <br />Hakanson Anderson Associates, Inc. dated July 3; 2008, revised <br />b. Installation of concrete or bituminous driveways and parking lot. <br />c. .Installation of B-6/12 continuous concrete curbing- around the perimeter of all <br />concrete and/or bituminous surfaces. <br />d. Establishment of turf in areas disturbed during construction and in accordance with <br />the Site Plan. <br />-280- <br />
