e. Installation of landscaping materials in accordance with the Landscape Plan prepared <br />by Lampert Architects dated June 30, 2008, revised <br />f. Irrigation metering and backflow devices shall be approved as part of the Utility <br />Plan, and installed accordingly. <br />g. Irrigation rain sensors shall be installed, and appropriately placed throughout the <br />development. <br />5. FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br />6. LIGHTING: Lighting. shall be installed. on the site in accordance with the specifications <br />and locations as shown on the Lighting Plan and, attachments prepared by Lampert <br />Architects dated June 30, 2008, revised <br />"7. BUILDING FACADE. The Permittee agrees to construct all building faces of the same <br />material as listed on the Building .Elevations prepared by Lampert Architects dated June <br />30, 2008, revised <br />8. REQUIREMENTS FOR BUILDING PERMIT. No building permit for the Site will be <br />issued until the Permittees have: a) signed and returned this Development Permit; b)' <br />provided the City with a -copy of the LRRWMO and MPCA permits, c) paid -all fees <br />required under this agreement. No Certificate of Occupancy for the structure will be <br />issued until the Required Improvements, or a fmancial surety for same, are accepted by <br />the City. <br />9. IMPROVEMENT CONSTRUCTION SCHEDULE. The Required Improvements <br />shall be completed before August 13, 2009. <br />10. RECOGNITION OF LOCATION. The Permittees herein agree to recognize Ramsey <br />as the City of location on all forms of advertising and business correspondence whenever <br />reasonably prudent to do so, <br />11. INSPECTION FEES. The Permittees shall be responsible for all inspection costs <br />incurred by -the City related to the installation of the Required Improvements. The <br />Permittees shall make a cash deposit into the appropriate escrow account at the City and <br />the City shall have the authority to draw upon these funds for the purpose of <br />compensating for inspection services. The amount of the deposit shall be equal to five <br />percent (5%) of the estimated cost of the Required Improvements, which equates to <br />Fourteen .Thousand Two Hundred Eighty Three Dollars and No Cents (14,283.00). This <br />is to cover the cost of inspecting the storm sewer construction, site grading and <br />connection to City utilities. Upon completion of the Improvements to the satisfaction 'of <br />the City, any surplus balance remaining in the City's escrow account shall be refunded to <br />,the Permittees. <br />12. MUNICIPAL UTILITIES. Sewer and water trunk fees will be financed through the Tax <br />Increment Financing district established by the City of Ramsey. <br />_281_ <br />
