The City has the option for cash at the rate of (currently $2400.00 per residential <br />unit, $4738 per acre for commercial projects), land,ot a combination of the two. <br /> <br />12. Trail Development Fees: The City has enacted a Trail Development Fee. The new Lot 1 <br />replaces the existing lot of record and trail dedication will not be required. Payment of <br />Trail Development Fees will be collected if an application for subdivision is submitted <br />for Outlot A. The rate at the time of development will be utilized. The current rate is <br />$600 per residential unit or $1090 per acre for commercial and industrial projects. <br /> <br />13. Sidewalks: No sidewalks are required for this application. The City will re-evaluate. <br />sidewalks when a development proposal is brought forward for Outlot A. <br /> <br />14. Stormwater Management Fee: The City has enacted a stormwater management fee; the' . <br />current rate is $425.00 per residential unit or $4,238.00 per commercial acre. The new <br />Lot 1 replaces the existing lot of record and stormwater management fee will not. be <br />required. Payment of Stormwater Management Fees will be collected if an application for <br />subdivision is submitted for Outlot A: The rate at the time of development will be <br />utilized. <br /> <br />15. Tree Preservation Plan: The City is not in receipt of a tree inventory and preservation . <br />plan. As part of the proposed trail easement realignment, City staff is requesting a tree <br />inventory with the Final Plat application, showing a trail alignment with minimal impact <br />to existing trees. <br /> <br />16. Landscaping: Since no development i~ being proposed at this time, no landscaping plan <br />is required. A landscape plan will be required if an application for subdivision is <br />submitted for Outiot A. . <br /> <br />17. Other Permits: The developer is responsible for obtaining any permits required from <br />other regulatory agencies. . <br /> <br />The Planning Commission will" be meeting at 7:00 p.m. on Thursday, September 4, 2008, at the <br />Ramsey Municipal Center, to review your sketch plan. A copy of the case cover sheet is <br />enclosed for your information. I suggest that you, or your representative, be present at the <br />meeting to answer any questions that may arise.
