Final Plat: St. Katharine Drexel Catholic Church _ September 18, 2008 Page 3 013 City policy requires construction of trails along both sides of MSA roads. Variolite Street is _ an MSA road. A trail is - present on the east side of Variolite Street. Staff is - recommending that a 20 foot wide trail easement be provided along the west side of Vai-iolite Street with this plat. The adjacent land uses are low density single family developments and the demand on the trial,system at this time does not warrant parallel trails. Providing the easement will allow construction of the trail in the .future. The easement should be provided to the City in a separate, recordable document. Park Dedication: At the May 6, 2008 City Council Work Session, it was also the consensus that land dedication could be used to satisfy park dedication requirements. The Development Agreement will require dedication of Outlot A along the entire length of the west boundary of the Plat. This Outlot will be deeded ~o the City for future improvements that will enhance Central Park. The-City Council will be meeting at 7:00p.m. on Tuesday, September 23,2008, to review your proposed' final plat. A copy of the proposed development is enclosed for your review. You, or your representative, are strongly encouraged to attend the meeting in order to answer ariy questions that may arise.
