'or an access that ties into an extension of Xenolith <br />Street N.W. north of 161st Avenue N.W. The development agreement for the plat will document this <br />plan. <br /> <br />Lighting: A preliminary lighting plan was submitted, and appears to conform to City' Code <br />standards. No lighting will shine onto adjacent properties, according to the photometric plans <br />submitted. ,A final lighting plan will have to be submitted prior to issuance of a building pennit. <br />The fixtures arid their specifications are subject to the approval of the City Engineering Department. ' <br /> <br />, Signage: Any new signage on the property will require a sign permit~ which is approved separately <br />from the site plan. Please note though that ground signs are not permitted within any easement ' <br />areas. <br /> <br />Landscaping: The final submittals did not include a revised landscaping plan. However, Staff <br />understands that the Applicant will provide a revised landscaping, plan prior to the September 23 <br />City Council'meeting. Staff will provide City Council with a verbal update regarding the landscape <br />plan at the Council meeting. The following are comments that were applicable to the preliminary <br />landscaping plan. ' <br /> <br />At the City Code requires one (1) tree per every 1,000 square feet of building footprint or fifty (50) <br />lineal feet of site perimeter, whichever is greater, as well as one (1) tree per every ten parking stalls. <br />Additionally, one. (1) shrub per every 300 square feet of building footprint or thirty (30) lineal, feet of <br />site perimeter, whichever is greater, is required. Based on the lineal footage of the site (1,631 feet) <br />and the number of parking stalls (200), a minimum of fiftY-two (52) trees and fifty-four (54) shrubs <br />must be installed. Existing trees conserved within the development area! can be' credited toward the <br />landscaping requirement. City Code also requires trees planted along public road frontages at <br />spacing not greater than thirty-five (35) feet on center. Finally, the planting schedule should consist <br />of not less than twenty-five percent (25%) coniferous or deciduous trees and no more than twenty- <br />five percent (25%) of the reqllired trees shall be ornamentals. The landscaping plan, dated March 3, <br />2008, includes nineteen (19) trees and sixty-one (61) shrubs, as well as Toughly twentY (20) existing <br />trees that will be preserved. The following comments are ~ffered regarding the landscaping plan: <br />· An additional thirteen (13) trees must be added to the plan. The planting schedule shall contain <br />not less than 25% coniferous or 25% deciduous trees nor should more than 25% of the required <br />plantings consist of ornamentals. <br />· At least some of the additional p~antings should be located along 161 st Ave to' fulf1l1 the public <br />, road frontage planting requireIllents. '. <br />· The planting schedule must provide more information including species name (both common and <br />Latin), size, root stock; quantities and planting specifications. <br />· Parking lot plantings shall have a minimum planting area of at least 162. square feet; the area of <br />the parking lot islands must be calculated and included on the plan to verify adequate ..!ooting <br />area. <br /> <br />-275- <br />
