The tree cover on site is dominated by red and jack pine and bur oak. A majority of <br />the trees inventoried are located outside of Lot 1 Block 1. However, there will be some significant <br />tree cover preserved along the eastern boundary of the development (along Variolite Street N.W.). <br />The tree inventory and preservation plan is generally satisfactory with the following CO!l11l1ents: <br />. Tree save fencing must be installed prior to any soil disturbance activity; <br />. Tree save fencing should be placed no closer to trees than their dripline; <br />. Any utility work that would have to occur within the drip line of protected trees must be <br />accomplished using trenchless methods. <br /> <br />Wetland Buffer: While no wetlands exist on Lot 1 Block 1, there are wetlands on the remainder of <br />the property and thus, any future development will be subject to the wetland delineation and buffer <br />requirements as outlined in City Code. <br /> <br />Ground CoverJIrrigation Requirements: City Code requires all areas not otherwise improved to <br />be established with sod and be irrigated. The revised Landscape Plan should reflect the intent to sod' <br />all areas on Lot 1, Block 1. Any deviations from the sodding/irrigation requirement will require City <br />Council approval. The proposed irrigation system will need to be reviewed by the City Engineer. <br />The irrigation system will need a dedicated service(s) that must be shown on the utility plan. Please <br />submit details regarding the utilities for such a system. ' <br /> <br />Architectural Standards: Utilizing the B-1 Business District standards, exterior wall finishes on <br />buildings must consist of brick, stucco, glass, wood, stone, pre-cast panels whose surfaces have <br />decorative material or texture, or other materials as approved by the City Council. The site plan <br />indicates the use ofHardiplank (wood/cement lap siding product), cultured stone veneer, and glass. <br />All materials are acceptable within the zoning district. Color elevations should be provided at the <br />City Council meeting. <br /> <br />, ' <br />Waste Storage: City Code requires waste storage facilities to be fully enclosed and to match the <br />materials used for the building. The Site Plan received on August 15 indicates the location of the <br />trash container. The site plan does not identify the materials used for the trash enclosure. It also <br />appears that access to the trash container is obstructed by proposed landscaping. <br /> <br />Park Dedication Fee: These fees are assessed as part of the minor subdivision application. <br /> <br />Trail Development Fee: These fees and trail construction requirements are outlined as part of the <br />minor subdivision application. <br /> <br />Stormwater Management Fee: These fees are assessed as part of the nunor subdivision <br />application. <br /> <br />-276- <br />
